The Spirit of the Position:

The Meter Maintenance Supervisor oversees parking meter maintenance under the direction of the Meter Maintenance Manger to ensure 24/7 professional maintenance management.

Principal Job Duties:

  • Prepare daily route schedules for Equipment Service

  • Ensure that subordinates on a daily basis check and repair all parking meters and pay stations in need of service

  • Standard check of equipment to include but is not limited to proper operations, paper supply, accuracy of time on system clock, and over general appearance

  • Verify maintenance schedule for completed daily assignments

  • Keep accurate inventory of parts and equipment

  • Note and report any safety condition relating to equipment or place of employment

  • Ensure that all housekeeping duties are performed efficiently

  • Field check subordinates within their assigned routes on a regular basis noting or correcting any maintenance problems on their assignment sheets

  • Process and issue assignments request for equipment repairs and maintenance and maintain repair logs

  • Ensure that all procedures outlined in Standard Operating Procedures manual are followed

  • Ensure that all staff and subcontractors are in compliance with Company Standard Operating Procedures as well as policies regarding professionalism, uniforms and grooming standards

  • Survey block faces to accommodate new Ordinance installs/removals

  • Conduct field audits as assigned

  • Assist in memorializing space inventory

  • Work with contractor to insure proper installation or removal of single or multi space parking meters.

  • Note and report any safety condition relating to equipment or place of signage

  • Maintain accurate logs of installation/removal, work order, digital pictures etc.

  • Keep accurate inventory of parts and equipment

  • Implement and complete other projects, programs, and initiatives that may arise from the maintenance management for the Chicago Parking Meter System.

  • Other related duties as assigned.

Requirements:

Education:

  • High school diploma or GED required.

Experience:

  • 2+ years in a parking meter operations.
  • 4+ years in maintenance

Skills:

  • General knowledge of the city or area the position is located.

  • General knowledge of hand held devices and computers.

  • Excellent reporting abilities.

  • Strong written and verbal communication skills.

  • Ability to work unsupervised.

  • Ability to effectively supervise subordinates.

  • Ability to handle challenging and, at times, emotionally-charged situations.

  • Ability to communicate professionally and effectively.

  • Ability to speak, read, and comprehend the English language.

  • Must be open to feedback, differing opinions and other points of view.

  • Demonstrates a sense of urgency and timeliness.

  • Demonstrates the ability to seek improvement.

  • Excellent team-building and interpersonal skills.

  • Knowledge of how to operate various types of motor vehicles.

  • Ability to produce and maintain an acceptable driving record and unrestricted drivers' license.

Physical Demands:

  • Willingness to work in the elements heat, wind, snow, rain, etc.

  • Ability to lift, push and pull at least 50 pounds.

  • Ability to stand, walk and run for extended periods of time.

  • Ability bend, stoop, squat and lift continuously throughout a shift.

VIEW JOBS 2/14/2020 12:00:00 AM 2020-05-14T00:00 POSITION: Maintenance Supervisor (Full-Time, Non-Exempt) DIRECT REPORT: Property Manager SUMMARY The Maintenance Supervisor is primarily responsible for protecting, maintaining, and enhancing the value of the property while also maximizing the living experience for residents and the property. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently. RESPONSIBILITIES (Including but not limited to): * Maintains the facility and grounds based on property objectives. * Follows practices for the safe operation, maintenance, and repair of all facility equipment, including compliance with health, safety and OSHA programs, policies, procedures, reports. * Responds to work orders in a timely manner, including after-hours on-call maintenance requests. Participates in the on-call rotation with the rest of the Maintenance Team. * Assists with the inspection of public areas and resident apartments to ensure proper maintenance and standards are achieved and sustained. * Follows Cardinal Group, city, state, federal, and EPA air conditioning and refrigeration record keeping requirements and procedures are met as to the maintenance, service, repair, and disposal of air conditioning and refrigeration equipment and refrigerant. * Follows health department, city, state, and federal procedures, practices and record-keeping requirements applicable to pools and spas are followed to maintain proper water chemistry and sanitation. * Keeps storage areas, tools, and equipment secure at all times. * Participates in Cardinal U training as required. QUALIFICATIONS * 3-5 years of relevant maintenance experience * Must have excellent customer service skills, attention to detail and basic maintenance skills * Working knowledge of pool service and maintenance required * High school diploma or GED equivalent preferred * Must be able to lift a minimum of 75 lbs. and work 8-12 hour standing shifts * Must be able to work weekends and be available for on-call emergencies * Ability to embody the Cardinal Culture and Cardinal Core Values every day COMPENSATION: Hourly Rate, plus Benefits and Bonus eligibility WORK ENVIRONMENT The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
