Under the guidance of and partnership with the department Director, you will be directly responsible for managing the day-to-day activity of the maintenance technicians to achieve the organizational goal of consistent delivery of professional, timely and cost effective services to staff and residents of Ingleside.
3-5 years of related supervisory experience preferably in a senior living or multi-family environment.
Demonstrated ability to organize and manage a successful maintenance shop.
Possess excellent interpersonal skills, be able to plan, organize and assist with the operation of the department.
Hands on experience in all aspects of maintenance with the willingness and ability to "jump in" and do a necessary repair or installation in an emergency or when needed.
Proficiency in basic computer skills, i.e. Microsoft Office, Excel, ticketing software, time and attendance systems.
Ability to work under pressure and meet established goals and objectives.
Knowledgeable in local codes and regulation as well as fire life safety.
Thorough understanding of HVAC, HVACR, plumbing and electrical skills, use of hand and power tools.
Demonstrated delivery of world class service.
Directly supervise maintenance technicians and evaluate work performed, conducting QA follow up to ensure resident satisfaction.
Oversee the purchasing and inventory of all supplies associated with the maintenance department.
Utilizing ticketing software, manage/monitor input/output of staff to consistently deliver on time professional maintenance services.
Interact with contractors as required to support the department.
Conduct daily rounding of community both indoors and out to identify deficiencies and schedule the repairs accordingly.
Ensure maintenance technicians receive appropriate on the job training and monitoring.
Maintain service records and manuals pertinent to position.
Participate in community wide fire drills and safety training.
Prepare monthly reports to include productivity, quality analysis, etc.
Assist in the oversight of capital projects.
Promotes the professional growth and development of the technicians.
Focus on world class service to residents.
