Position Info


The Maintenance Supervisor manages the property's maintenance and facilities operations to maintain the physical condition and appearance of a property that will enhance the value of the community. Communicates and utilizes company operating and safety standards. Supervises maintenance staff. Maintains property's equipment and machinery. Develops and adheres to maintenance budget and expenditures


  • Supervise maintenance team for one or more properties

  • Schedule and assists with daily operations and after-hours maintenance assignments

  • Train maintenance staff and assists with problems beyond the team's abilities

  • Monitor inventory and purchase of maintenance supplies. Prepare purchase orders, requisitions, and contracts for maintenance equipment, supplies and services

  • Develop and adheres to maintenance budget

  • Monitor completion of preventive maintenance schedule and conducts apartment and property inspections

  • Complete daily operations and tracking of service orders, apartment turnovers, etc

  • Foster a positive, active and collaborative relationship with residents, communities and associated agencies

  • Enforce and adheres to company policies, rules and regulations

  • Assure safety practices are used which comply with all company, local, city, state and federal guidelines

  • Follow Bridge policies and procedures and comply with Fair Housing, state and federal laws

  • Regular, on-time attendance

  • Special projects and other responsibilities as assigned



  • Ability to manage maintenance staff

  • Knowledgeable and skilled in the safe use of hand tools and small power tools

  • Working knowledge of electrical, plumbing, painting, masonry and carpentry and HVAC systems

  • Ability to communicate with residents, co-workers, subordinates and management

  • Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems

  • Available to perform emergency repairs at all times (24 hours/day)

  • Ability to climb up to 40 feet

  • Color vision and the ability to hear


  • High school graduate or equivalent

  • 7-10 years of related building or property maintenance supervisory work experience

  • Inside and outside in all weather conditions

VIEW JOBS 10/12/2019 12:00:00 AM 2020-01-10T00:00 Position This adjunct teaching position is scheduled for two nights of four hours' instruction (student contact per week), during the fall, winter and spring quarters. The instructor will assist students in gaining skills to be competitive applicants for entry-level employment as assistants and possibly as technicians for property maintenance at apartment complexes and with private residential and public housing authority agencies. Instruct subjects applicable to painting, curb appeal, flooring installation, and drywall, electrical, plumbing and general repairs such as doors, countertops, appliances and windows, Included are all aspects of safety/emergency producers/First Aid & CPR and use of hand tools, power tools, and equipment such as power washers, trash compactors, and leaf blowers. Construction and maintenance terms and vocabulary development are very important since all students speak English as their second language. The American work culture, how to apply for a job and how to appropriately communicate with supervisors, co-workers, and apartment residents are emphasized, In addition to the teaching assignment, the instructor will participate in meetings, coordinate and plan instruction with the co-instructor who teaches English and perform other related duties. This instructor will work with an Integrated Basic Education Skills Training (IBEST) instructor to support students who speak English as a second language or meet basic skills definitions per the Workforce Innovation Opportunity Act. The instructor also develops and maintains communication with organizations that refer their clients that speak English as a second language to this training program. The instructor schedules with apartment management corporations' maintenance supervisors for Property Maintenance students to perform maintenance tasks on site at multifamily apartment complexes near Renton. This position has been designated as a bargaining unit position represented by the Renton Federation of Teachers (RFT) Employees Association. Required Knowledge, Skills and Abilities * Demonstrated leadership or participation in intuitional programs with persons from diverse backgrounds such as sexual orientation, racial, ethnic, religious, linguistic, gender, age, socio-economic, physical and learning abilities, and a commitment to an inclusive and equitable working / learning environment. * Two or more years of recent successful work experience in a construction or maintenance trade over and above a four-year learning period. * Ability to design learning experiences that are interactive and respectful of cultural differences. * Ability to work effectively with individuals whose first language is not English. * Possess a valid Driver's License, and have a safe driving record. * Have or acquire within 90 day of initial employment an industrial first aid/CPR certificate. * Demonstrated interest and ability to work successfully with students, staff, and the community. * Ability to maintain confidentiality, think critically and exercise independent judgment required. * Proficient knowledge of Microsoft Office, specifically experience creating & editing documents, spreadsheets and presentations. Previous success learning new computer software programs/platforms required. * Excellent leadership and interpersonal skills and ability to work effectively as part of a team. * Demonstrated attention to detail required as well as previous experience maintaining accurate records, managing multiple tasks, planning and organizing work in order to meet changing priorities and deadlines. * Applicants with teaching experience and up-to-date knowledge of related trade skills will be preferred. * Experience working with individuals whose primary language is not English is preferred. * Ability to represent the college in a positive and professional manner, while using tact, discretion and courtesy. * Speaker of a language in addition to English is preferred– preference for top spoken languages in the RTC service area (Spanish, Vietnamese, Russian, Somali, and Chinese). Terms of Employment The person hired must be able to provide proof of citizenship or other authorization for employment in the United States. This is an adjunct faculty position contracted on a quarterly basis. The salary for adjunct faculty is $822. per credit hour which includes scheduled class time and final exam days.
