Position Info


The Maintenance Supervisor manages the property's maintenance and facilities operations to maintain the physical condition and appearance of a property that will enhance the value of the community. Communicates and utilizes company operating and safety standards. Supervises maintenance staff. Maintains property's equipment and machinery. Develops and adheres to maintenance budget and expenditures


  • Supervise maintenance team for one or more properties

  • Schedule and assists with daily operations and after-hours maintenance assignments

  • Train maintenance staff and assists with problems beyond the team's abilities

  • Monitor inventory and purchase of maintenance supplies. Prepare purchase orders, requisitions, and contracts for maintenance equipment, supplies and services

  • Develop and adheres to maintenance budget

  • Monitor completion of preventive maintenance schedule and conducts apartment and property inspections

  • Complete daily operations and tracking of service orders, apartment turnovers, etc

  • Foster a positive, active and collaborative relationship with residents, communities and associated agencies

  • Enforce and adheres to company policies, rules and regulations

  • Assure safety practices are used which comply with all company, local, city, state and federal guidelines

  • Follow Bridge policies and procedures and comply with Fair Housing, state and federal laws

  • Regular, on-time attendance

  • Special projects and other responsibilities as assigned



  • Ability to manage maintenance staff

  • Knowledgeable and skilled in the safe use of hand tools and small power tools

  • Working knowledge of electrical, plumbing, painting, masonry and carpentry and HVAC systems

  • Ability to communicate with residents, co-workers, subordinates and management

  • Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems

  • Available to perform emergency repairs at all times (24 hours/day)

  • Ability to climb up to 40 feet

  • Color vision and the ability to hear


  • High school graduate or equivalent

  • 7-10 years of related building or property maintenance supervisory work experience

  • Inside and outside in all weather conditions

We are searching for a talented Maintenance Supervisor to be based out of Thayer & Spring in Silver Spring, MD. Supervises, coordinates and performs activities associated with the general maintenance of a shopping center, office building, or multi-unit residential property. This may include repairing and maintaining machinery and mechanical equipment, general to advance mechanical maintenance, interior maintenance, general to advanced plumbing, general to advanced carpentry, housekeeping, and/or food court activities. Responsibilities * Supervises and coordinates efforts of the maintenance staff. Recommends new hires, discipline, and contributes to performance appraisal. Responsible for training, coaching, and communications to the maintenance staff. * Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnoses problems. Disassembles units, cleans, lubricates, repairs, and replaces parts. * Performs or assigns routine to difficult carpentry duties, including installation of new doors and installation or repairs of doorjambs, moldings, hinges, door closers, locks, knobs, etc. Also, may include drywall or plaster repair and painting duties. * Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts. * Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc. * Interface with contractors and vendors. Depending on property needs, creates written specifications and secures bids for services in accordance with established bid process. Solicits bids, negotiates with vendors for goods and services, schedules work to be completed, etc. * Schedules services on turnover units with contractors. Schedules regular PM work for community. Actively working with immediate supervisor on recommended big projects for the community. * Attend construction meetings for new developments and assist with punch out units and ensures timely delivery of such units. Qualifications * This position requires a High School Diploma/GED. 5-7 years of experience can offset minimum educational requirements for this position. * An additional degree that is preferred for this position include: High School Diploma/GED. * 3-4 years of required experience in Commercial or Multi-Unit property. * Preferred certifications for this position include: HVAC (depending on property needs), Electrical, or Appliance. * A valid driver's license may be needed depending on the property. * Required skills for this positon include: self-motivated, team-player, communication, interpersonal, attention to detail, customer service, initiative, and personal accountability. * This position requires up to 10% travel.
