Job Description

A General Laborer is responsible for safely and efficiently performing general labor duties at a hauling company, transfer station, materials recycling facility (MRF) or landfill. Responsibilities may include such things as yard clean-up, fueling vehicles and equipment, general vehicle operation, general office maintenance and other related duties.

Preferred Qualifications

  • High School Diploma or GED.

  • Valid driver's license.

Principal Responsibilities

  • Safely and efficiently perform assigned responsibilities to include such duties as: o Clean up work areas; o Fuel vehicles and equipment; o Clean track on track type and related equipment; o Perform yard work, including mowing and paper pick up; o Operate general site vehicles and equipment, such as water trucks, pick up trucks, sweepers, mowers, trimming equipment, etc.; o Perform general office maintenance and repairs, including painting and janitorial work; o Install temporary wind fences, as required; o Direct traffic at the site as necessary; and

  • Perform other job-related duties as assigned. VIEW JOBS 1/8/2019 12:00:00 AM 2019-04-08T00:00 The Elms at Oakton is looking for a seasoned Maintenance Supervisor to lead maintenance at this 313-apartment homes community! The ideal candidate will be hands-on with electrical, plumbing, HVAC and renovations. Must take call, may live-on with a rental discount, be CFC certified and have management experience. The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisors duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. Duties and Responsibilities * Be responsible for performance of the service team * Communicate openly and clearly * Positive role model * Review and monitor all time by means of time cards, supplemental logs, punch out sheets, service requests and on-call logs * Provide complete support to the property manager and Legend Management in upholding community and corporation standards, policies and procedures * Keep up-to-date and accurate logs and maintain vacancy board and scheduling of preventive maintenance, appliances, smoke detectors, filter changes, HVAC history logs, supplemental sheets, etc * Ensure maintenance team members attend required training and assist in on-going training on site * Self-seek and participate in on-going training/education * Schedule, conduct, and document regular meetings including safety meetings with maintenance team members as a group to inform them of policy and procedure changes/updates that affect them. Ensure that safety measures are enforced * Evaluate maintenance team members on a regular basis for positive and negative behavior * Perform team member discussions, warning notices, and performance appraisals with counseling and coaching goals, using the appropriate forms on documentation * Brief new maintenance team members on procedures, goals, and the community * Instruct team members on maintenance etiquette * Check all maintenance team members tools regularly for ownership and safe working condition, ensure uniform appearance is in accordance with Legends dress code policy, and provide documentation to the property manager * Schedule and manage appropriate contracts, i.e.: painting, cleaning company, trash pick-up, etc * Schedule daily activities efficiently, monitoring for quality or quantity * Assist in the preparation of long range planning, and make budget recommendations * Ensure punch out work is completed in accordance with Legend Management policies, standards and punch out sheets * Maintain shop, company equipment, ample supplies, inventory control, and ensure key security. * Read and interpret prints and specifications * Watch for unauthorized vehicles or suspicious persons on the property and report to proper authority * Maintain fire extinguishers, sprinkler, and standpipe systems * Perform hands-on maintenance as needed and to further team abilities and knowledge * Perform daily morning checks of the overall community appearance, to include a neat and clean appearance, cleaned and painted common areas, and clean and clear windows and balconies * Perform maintenance technician responsibilities/tasks to include on-call coverage as necessary * Prepared to respond and act in emergency situation, following corporate/community emergency procedures * Contribute to the teams effort by accomplishing tasks and assisting with projects as needed * Comply with all Legend Managements policies and procedures * Perform various other duties as assigned by Manager and/or Supervisor Skills Required * Ability to effectively supervise and motivate a team of (5) or more team members § Good communication skills; interpersonal, written and required documentation § A thorough knowledge of each job description, as it pertains to self and service team members * A thorough knowledge of interviewing techniques * Ability to understand, demonstrate. and ensure team compliance of all necessary national and local building codes, safety codes, labor laws, to include but not limited to safe work practices, Fair Housing, Sexual Harassment prevention, ADA, etc * Thorough knowledge, understanding, and compliance with Legend Management * Corporation and community standards, policies, procedures, and guidelines to include, but not limited to safety, Fair Housing, OSHA, personnel appearance, maintenance etiquette, and tool requirements * Thorough knowledge of all building maintenance skills, with a minimum of Maintenance III level hands on skills/training * Ability to maintain high productivity for effective cost control § Knowledge of contract requirements * Ability to read and interpret prints and specifications * Knowledgeable in boilers and chillers and/or individual HVAC System, as applicable * Ability to review maintenance related reports generated through One Site * Thorough knowledge, and understanding of preventive maintenance Key Performance Indicators & Competencies Exhibits the following performance expectations: * <li>Teamwork * Assign, Monitor and Evaluate Work * Communication * Customer Focus * Developing Others * Leadership * Managerial Focus * Results Focus * Technical Proficiency * Work Skills * Customer service philosophy and practices are regularly upheld * Legend Management standards are met * Maintenance team audit reflect quantity, quality and standards are at an acceptable level * 24 hour maintenance guarantee is consistently met Education & Experience Required * Minimum of 3 years experience in a supervisory role in maintenance or related field * Minimum of Maintenance III level hands on skills/training Organizational Awareness / Civic Social Responsibility * Have and embrace a thorough understanding and knowledge of Legend Management Groups Mission, Vision, and Core Values.
