The Maintenance & Service Technician is a non-exempt hourly position that will focus on quality upkeep and cleanliness of all facilities and grounds, including common areas and amenities, individual units, buildings, entryways and breezeways, parking lots, landscaping, signage, lighting, etc. in accordance with American Campus Communities' (ACC) stated policies and procedures.
The Maintenance & Service Technician will help other Facilities Team members in technical skill, equipment and service knowledge, scheduling, and professionalism. This position will help to organize and assign work orders to team members based on skill, capacity, and timeliness of work.
This position will have strong and demonstrated technical skills, knowledge, and/or experience, and a minimum of 3 years' experience in at least two or more of these key areas: appliance repair, HVAC, plumbing, electrical, preventative maintenance, equipment, hardware, drywall and painting, etc.
Experience required is dependent on the building type where ACC is looking to employ.
Critical Duties
Support the day-to-day Facilities Operations of the community to include, but not limited to: daily work order prioritization and assignments to the team for completion, work order system updates on status/completion of work orders, pertinent communication with office staff, effective implementation of ACC Basic Operating Standards & Systems (BOSS) to ensure cleanliness of grounds/curb appeal, superior customer service standards, etc.
Maintenance and repairs of on-site equipment including but not limited to HVAC, plumbing, electrical, equipment, hardware, appliances, pool/spa (if applicable), etc.
Maintain a high technical skillset to be able to complete work orders within resident units, building(s) and grounds, and may serve as the primary contact for critical work orders and facility needs.
General maintenance upkeep and repair to include, but not limited to: drywall and painting, power washing and deep cleaning, trash and debris removal, appliance repair, etc.
Effectively communicate and act as a liaison between Facilities Team and community office staff.
Partner with on-site management to ensure that the communication and completion of administrative needs are in line with the goals and timeline of maintenance projects.
Support and assist in preventative maintenance procedures and policies for all facilities and grounds, to include, but not limited to: inspection and identification, documentation, repair, etc.
Participate in the organization and execution of regular Turns, Move-Ins, and Move-Outs as directed and/or assigned by the community management.
Ensure resident satisfaction with work order completion and follow up.
Responsible for understanding and following the ACC key policy.
After hours on-call duties as assigned which may include nights, weekends, and/or holidays.
May be required to respond to advanced critical incidents after hours and/or cover short term gaps in on-call scheduling and/or staffing.
Essential Duties: (Other Duties May Be Assigned)
May assist in scheduling vendors.
Ensure proper oversight of vendors is arranged and provide quality assurance of vendors' final work product.
Be familiar with all maintenance policies and procedures and be available to assist in after-hours maintenance emergencies when necessary.
Oversee and ensure all duties related to the ACC BOSS program are performed daily, and as outlined in the ACC BOSS program.
Maintain inventory of all necessary supplies related to the Facilities Team and partner with community management to ensure appropriate stock of items and communicates inventory needs to responsible party.
Oversee, ensure, and partner in the completion of all essential duties outlined for the facilities maintenance staff based on their job description and any other duties as assigned by management.
Understand and follow safety protocols for appropriate operation and maintenance of equipment and machinery, and golf carts (if applicable).
Attend, and constructively contribute to all mandatory staff meetings and necessary training.
Maintain a professional and positive attitude with fellow staff members and customers at all times to build rapport and create a positive experience for the team, residents, and all customers.
Report resident and/or staff behaviors that violate the law, the lease agreement, employee handbook, etc. to appropriate on-site management, Operations leadership, and/or Human Resources.
Report any observed violations of property rules and regulations to appropriate member of management.
Understand and follow outlined dress code policy.
Supervisory Responsibilities:
May assist in hiring, training, general task and assignment oversight, and appraisal of skills and work completed by facilities and maintenance team members.
May be responsible for training staff on property safety protocols for appropriate operation and maintenance of equipment and machinery, and golf carts (if applicable).
May be responsible for hosting regular staff meetings with facilities and maintenance staff.
Will not have any direct reports.

Skills, Knowledge and Expertise
Qualifications

Minimum 3 years' experience in at least two of the following areas:
Appliance Repair
HVAC
Plumbing
Electrical
Preventative Maintenance
Equipment Use & Repair
Hardware Use & Repair
Drywall and Painting
Etc.
3+ years' experience in any of the following areas:(it is not required to have experience in all areas)
General and/or Commercial Cleaning
Trash Removal
Groundskeeping
Power Washing
Basic Handyman Repair
Basic Pool/Spa Maintenance
Furniture Moving
Prioritizing and/or Assigning Work to Fellow Team Members
Snow Removal (if applicable)
1-2 years' experience in the following areas is strongly preferred, but not required:
Microsoft Outlook Email
Microsoft Excel
On Call after hours advanced incident response
Training and/or teaching others in technical skills and abilities related to areas of facilities and/or maintenance
High school diploma or GED preferred, but not required.
Certificates/Licenses:(Preferred, but not required at time of hire.)
Knowledge Of:
High level and skilled maintenance procedures and practices.
Customer service best practices.
MSDS rules for the handling and use of any chemicals.
Skill In:
Microsoft Office Suite - emphasis on Outlook Email and Excel.
Work order management and tracking system(s).
Time management.
Independent work.
Communicating effectively with fellow team members in both verbal and written format.
Ability To:
