Description JOB SUMMARY

The Maintenance Personnel is responsible for building and grounds/parking lot maintenance as well as janitorial work in common areas of the hotel.

JOB DUTIES & RESPONSIBILITIES

  • Receives written work orders or verbal instructions from GM/AGM. May delegate items to Maintenance/Janitorial staff as available and deemed appropriate.

  • Cleans internal areas of buildings, including sweeping and mopping.

  • Maintains cleanliness of public areas, storage areas, and parking lot.

  • Empties trash cans and consolidates trash for weekly pickup.

  • Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete.

  • Operates snow removal equipment to maintain parking lots and sidewalks.

  • Maintains and repairs plumbing and electrical systems, including replacing worn or defective parts, switches and fuses.

  • Maintains all fixtures and equipment according to preventative maintenance schedule, and records such maintenance in log book and The Staying on TOPS of your Maintenance Poster.

  • Replaces worn or damaged parts such as hoses, wiring, and belts, in small machines as well as large equipment such as company vehicles, sweepers, and riding mowers.

  • Assists other departments with moving furniture and unloading and storing supplies.

  • Maintains and services pool and spa areas including testing and recording as stated by State and City regulations.

  • Keeps accurate records of key controls.

  • Other duties as assigned.

EDUCATION, EXPERIENCE, LICENSURE & CERTIFICATION

  • One-year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.

KNOWLEDGE, SKILLS, & ABILITIES

  • Basic knowledge of, and experience with carpentry, plumbing, mechanical repair, painting and HVAC systems preferred.

  • Ability to appropriately assign/delegate work and authority to others in the accomplishment of goals.

  • Ability to demonstrate accuracy and thoroughness, monitors own work to ensure quality and applies feedback to improve performance.

  • Ability to show flexibility in response to change and adapt to and accommodate new methods and procedures.

  • Knowledge of safety management principles; federal and state OSHA regulations.

  • Ability to present and express ideas and information clearly and concisely in a manner appropriate to audience, whether oral or written.

  • Ability to develop and evaluate alternative courses of action; make decisions based on correct assumptions concerning resources and guidelines; define and implements solutions to problems; and recognize when no action is required.

  • Ability to meet the demands of the work schedule, to be at work and on time. Will require the ability to work outside of regularly scheduled hours. Schedules may vary based on business need.

  • Dar mantenimiento a todos los ornamentos fijos y equipo de acuerdo al horario de mantenimiento preventivo, y mantener un registro del mantenimiento en el diario de registro y en el Mantenindose ACTUALIZADO de su Afiche de Mantenimiento Staying on TOPS of Your Maintenance Poster).

  • Reemplazar las piezas desgastadas y daadas, tales como las mangueras, alambres y cintas en mquinas pequeas, as como tambin en equipo de mayor tamao, tal como vehculos de la empresa, barredoras y cortadoras de csped de montar.

ESTUDIOS, EXPERIENCIA, LICENCIA Y CERTIFICACIN

  • Certificado de curso de un ao de college o escuela tcnica; o tres a seis meses de experiencia o capacitacin relacionada a la materia; o una combinacin equivalente de estudios y experiencia.

CONOCIMIENTO, DESTREZAS Y HABILIDADES

  • Preferentemente conocimiento bsico y experiencia en carpintera, plomera, reparacin mecnica, pintura y sistemas de aire acondicionado y calefaccin (HVAC).

  • Capacidad de apropiadamente asignar y delegar trabajo y autoridad a otros en el logro de los objetivos.

  • Capacidad de demostrar exactitud y meticulosidad; Monitorea su propio trabajo para garantizar calidad y aplica los comentarios que recibe para mejorar su desempeo.

  • Capacidad de demostrar flexibilidad en respuesta al cambio y adaptacin a mtodos y procedimientos nuevos.

  • Conocimiento de los principios manejo de la seguridad; regulaciones federales y estatales de OSHA.

KBS is looking for a motivated, high energy Crew Member that performs general cleaning and minor maintenance duties in building adjacent walks and grounds, and equipment in a clean, orderly and functional condition. Provides assistance to staff, visitors, vendors, client's staff, and other employees as necessary. Perform all duties related to maintaining the general cleanliness and safety of the main floor, restrooms, and back offices. This is an hourly, non-exempt, part-time position. Supervision: The Floor Tech position reports to the Crew Leader. Key Job Responsibilities * Perform spot removal, extraction, bonnet cleaning, strip/wax, scrub/recoat, seal/grout, etc. * Scrub, shine, clean and repair carpeted and non-carpeted areas using appropriate equipment and chemicals. * Clean floors and stairways by sweeping, mopping, and vacuuming. * Move large furniture and objects when necessary, and follow safety guidelines to prevent injury to themselves and others. * Keep janitor closet neat, clean, and organized * Follow the manufacturer's specifications for preparing chemicals and using the equipment. * Ensure building doors and windows are secure and locked. * Report to Supervisor needed repairs, safety hazards, or conditions requiring additional service. * Follow all company policies and procedures. * Perform other duties as assigned by Area Supervisor or Area Manager. * Must be dependable, honest, strong work ethic, motivated, professional appearance, communication skills, team player. * Ability to operate and use janitorial tools, equipment, and supplies preferred, but not required. * One year of prior floor care experience preferred.
