Maintains buildings operations for C&W Services at Dover Public Schools by performing assigned duties and overseeing work performance and assignments of all other maintenance mechanics.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

Performs maintenance to buildings, grounds and equipment, assist other maintenance personnel
Completes required work order forms and follows-up on repair orders to assure that maintenance is completed in a timely manner.
Performs repairs only after properly securing loads/de-energizing and following lock out tag out procedures.
Performs plumbing repairs including but not limited to bathroom fixtures, soldering, washer replacement, sloan valve replacements, water fountains, waste line snaking, grease trap cleaning, etc.
Performs HVAC preventive and corrective maintenance including but not limited to operating building controls systems, troubleshooting and repairing VAV and AHU systems, replacing zone valves and thermostats, filter changes, coil cleaning, belt changes, greasing, etc.
General building mechanic skills including but not limited to drywall repair, painting, flooring, windows repairs, door hardware and locks, building envelope, etc.
Address' and assist with teacher and staff needs including but not limited to hanging whiteboards, repairing classroom furniture, and having a positive attitude towards all staff.
Works with various contractors and reads building drawings.
Uses various drills, saws and other hand tools and power tools in the performance of duties.
Practices accepted procedures in the care and use of tools and equipment, maintains tools and equipment, in a clean and safe condition.
Works closely with Maintenance Supervisor and Facilities Director to prioritize work load. Fills out work orders daily and tracks time spent on work orders before returning them back into the scheduler/planner.
Keeps superior informed in all areas of systems maintenance.
Performs routine preventive maintenance tasks involving boilers, pumps, fans, heat exchangers, valves and other electro-mechanical equipment.
Maintains mechanical rooms and work areas in a clean and orderly condition.
Assist with grounds or custodial responsibilities in time of need generally when short staffed.
Maintains and stays compliant with required safety trainings
Shares responsibility for on-call technician by rotation
Participates in mandatory snow removal activities
REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Minimum of three to five years field experience
Must possess a valid motor vehicle license
Ability to work within the overall organization of the Facilities Department
Must possess good oral and written communication skills and be able to follow oral and written instructions. Ability to express ideas effectively and concisely.
Must be willing to seek training to enhance or learn new skills.
Maintenance work by its nature requires physical abilities to include lifting up to 50 lbs regularly and up to 80 lbs infrequently.
Full dexterity is required including bending, kneeling, twisting, fine motor skills with hands and fingers, full rotation of the head and neck.
Ability to see, hear and be alert while operating vehicles and equipment. DOT physical may be required to verify physical abilities required for this position.
