Work Shift: 7:00AM - 3:30PM, Monday-Friday. Evenings and weekends may be required for emergencies or overtime.

Basic Job Purpose/Function

Contributes to the safety and beauty of the College's multi-campus facility, directly impacting College staff, students and guests, by performing a wide range of skilled facilities maintenance trades including carpentry, painting, plumbing and locksmithing. Requires considerable knowledge of these trades and associated tools and equipment; performs complex trouble shooting, installation, and major and minor repairs; frequently handles a variety of chemicals and materials and operates an array of heavy equipment.

Essential Duties

  • Constructs, maintains and remodels wood and concrete structures: constructs landscape structures, small sheds, basic furniture, and fences; constructs event stages, ramps, stairs and barricades and sets up perimeter fencing. Installs or repairs roofing, siding, windows, dry wall, paneling, restroom stall partitions, handrails, carpeting, flooring, laminate, ceiling tile, and non-skid stair strips. Plasters, tapes, sands and textures drywall; finishes and refinishes wood trim, doors and furniture; hangs and adjusts doors; and installs instructional boards and wall hangings. Welds, burns MIG/TIG stick, brazes, designs and fabricates or repairs vault covers, grates, carts, tools and heavy equipment. Creates, repairs, and installs internal and external campus signs and event banners. Installs fire extinguishers, maintains inventory records and provides extinguishers for campus events. Determines staff work station needs; assembles, installs, and relocates furniture, modular wall partitions, shelving, file cabinets and bookcases; may design, construct, repair, and install cabinets.

  • Paints, stains and seals walls, ceilings, doors, window and door frames, handrails, siding, and cement; paints parking lot stripes; blends and matches paint and removes graffiti.

  • Installs, repairs and unclogs commercial sinks, showers, urinals, toilets, drinking fountains, emergency eye wash devices, pipes, drains, chemical resistant pipes, exterior hose bibs and assists with winterization. Plumbs temporary hand wash and potable water stations for events.

  • Supports lock security hierarchy and key records management; programs and monitors card swipe software; cleans, lubricates, re-keys and repairs locks; makes keys; installs and repairs all door hardware for manual, automatic and overhead doors and changes combinations and programs alpha numeric key pad doors; maintains and repairs electronic door access components and electronic card access systems.

  • Repairs and patches to maintain an even and safe surface for foot and vehicular traffic. Performs cold and hot asphalt repair, sandblasting, concrete grinding, pressure washing and applies chemical treatments.

  • Operates equipment, tools and vehicles in a safe manner; fuels, cleans, and performs routine daily checks and preventative maintenance on all equipment used. Informs Fleet Maintenance Mechanic of needed repairs.

  • Maintains work areas in a clean and orderly fashion and considers personal and public safety a priority while performing work duties and during project clean-up. Follows procedures for diverting traffic away from project area.

  • Proactively inspects College properties for needed repairs or potential safety hazards, makes corrections, and reports unique hazardous conditions to facilities management. Responds to work order requests in a timely manner and communicates closely with the project requestor to provide details of project scheduling and completion. Assists with review of contracted work orders, ensuring work meets College specifications and applicable codes.

  • Prepares cost and labor estimates on work orders for capital expenses. Orders a wide range of supplies and materials, in coordination with facilities management, and maintains supply documentation and order logs. Tracks projects for preventative maintenance by adhering to a program or schedule. Maintains key records.

Additional Duties

  • Provides assistance to all other facilities department staff as workload and staffing levels dictate.

  • Provides on-site training and monitors the work of new or part-time employees, volunteers, and community service individuals.

  • Serves as a member of the emergency crew during emergencies or other critical situations, as identified by administration.

  • Maintains proficiency by attending required trainings and staff meetings and participates in problem solving. Stays abreast of facilities materials, technology and code requirements.

  • Follow all departmental policies and procedures related to uniforms, radio presence, key control, essential personnel, operational procedures, and other related policies.

  • Performs all other related duties as assigned.

Minimum and Desired Qualifications

Education:

  • High school diploma or GED
  • Completion of a technical, vocational, apprenticeship program or facilities maintenance license/certification related to the position

Experience/Training:

  • Minimum (4) years of experience of increasingly responsibility in at least one of the four facilities maintenance areas, carpentry, painting, plumbing, and/or locksmithing, with a basic knowledge and experience in the other three areas

  • Current driver license, insurance and the ability to be insured by the college insurance carrier to drive college owned or leased vehicle. Must have at least three (3) years of driving history

  • Beginner (limited) skills in word processing, spreadsheet, and email applications, preferably within the Microsoft Office Suite

At the college's discretion, additional qualifying experience may substitute for education on a year-for-year basis

Desired Qualifications

  • Experience with plumbing, piping, and fixtures

  • Must possess or obtain within 60 days of hire (depending upon availability of class):

  • Blood Borne Pathogen Training

  • CPR / First Aid Card

  • Small scale asbestos worker certification

  • Emergency and Safety Procedures Training

  • Gas Dispensing Training

  • HAZMAT Awareness Level Training

  • MHCC Defensive Driving Course

Forklift certification from the College within two (2) months of hire

Additional Qualifications and/or Knowledge, Skills and Abilities (KSAs)

Knowledge, Skills and Abilities

  • Mechanical ability and capable of operating facilities maintenance heavy equipment, equipment and hand tools

  • Ability to frequently lift materials weighing up to 50 pounds and occasionally lift up to 100 pounds at a time, without assistance, on a daily basis

  • Ability to work at heights of 85 feet in a lift and 40 feet on a ladder

  • Extensive mobility to perform the following for extended periods of time on a daily basis: stand, sit, bend, kneel, squat, stoop, reach, lift and carry objects, manipulate items overhead, to work or stand on uneven work areas, and to work in dimly lit or confined spaces

  • Ability to wear protective body gear including respirator, face mask, hardhat, body suit, ear protection, knee pads, safety glasses, and gloves

  • Ability to work with potentially hazardous materials such as fuels, epoxies, lacquers, paints, adhesives, asbestos and insulation

  • Ability to read and interpret blue prints, drawings, schematics and technical instructions used in the building, electrical, electronic, mechanical, and metalworking trades

  • Ability to read, understand and apply information on detailed written instructions and labels and make application rate conversions

  • Knowledge and understanding of occupational safety precautions and regulations such as OSHA, ADA, and building and fire codes

  • Ability to communicate effectively and present and exchange technical or complex information

  • Ability to maintain basic record keeping to track expenditures and budget

  • Ability to work effectively as a member of a crew and independently

  • Contributes to creating and maintaining a respectful work environment with the facilities staff, College staff, students and the public.

Working Conditions and Important Information

Working Conditions

Work is performed both indoors and outdoors with exposure to many potential hazards: extreme weather conditions, varying terrains, frequent noise extremes, heights up to 85 feet, dimly lit or confined spaces, and high vehicular traffic. The work is physically demanding requiring the ability on a daily basis to frequently lift materials weighing up to 50 pounds and occasionally lift up to 100 pounds without assistance and extensive mobility for extended periods of time. Regularly exposed to potentially hazardous materials, chemicals, blood borne pathogens, and insects; required to use protective body gear; and works with a variety of equipment and power tools. Work requires the ability to work irregular hours, as requested to meet workload demands, and report to work during inclement weather conditions or any other conditions that might require a campus closure. Drives college-owned vehicles and heavy equipment.

Salary:

Initial salary placement will be based on years of relevant full-time equivalent experience at the sole discretion of the College, per the guidelines in the applicable Handbook or Collective Bargaining Agreement.
