Job Summary

Performs daily routine maintenance building component checks related to HVAC, plumbing, carpentry, painting, electrical and others. Responds to calls from hospital departments regarding problems that affect the hospital environment and equipment. Participates in hospital emergency situations as detailed in the Emergency Plans MAnual.

Minimum Job Requirements

  • At least 5 years of experience in maintenance.

  • Valid Driver's License may be required depending on job duties assigned.

ESSENTIAL JOB DUTIES:

  • Meets quality service standards by returning all work areas to a clean, neat, orderly, safe condition and disposing of waste appropriately.

  • Performs light carpentry work such as building & installing shelves, chair rails, hanging picture frames and bulletin boards.

  • Performs on a regular basis routine maintenance related to HVAC, plumbing, electrical, painting and others.

  • Checks all lighting and replaces bulbs, repairs/replaces floor, carpets, doors, walls and ceiling tiles as needed.

  • Inspects & repairs handrails and wall coverings; patches drywall and plasters; paints walls, doors, and building-related structures.

  • Replaces or repairs defective flush valves, faucet & toilet washers and packing.

  • Stops leaks in joints by tightening; replaces short length pipe; cleans clogged pipe lines using a snake or chemicals.

  • Responds to maintenance management system-generated work orders for preventative maintenance, planned events, or other requested work orders.

  • Responds to HVAC calls & emergency code situation affecting the hospital environment or equipment as detailed in the Emergency Plans Manual.

  • Enters appropriate information into daily log book, informing supervisor & documenting and returning completed work order(s).

  • Inspects buildings to insure safety and determine need for repair or maintenance.

  • Assists in the preparation of job estimates, schedules maintenance work, orders supplies and materials as needed.

  • Performs minor electrical troubleshooting; replaces glass in windows, doors, and partitions; performs minor roof repairs.

  • Sands & refinishes furniture and woodwork; repairs poorly fitting doors, windows or drawers; repairs or replaces floor tile or floor carpet.

  • Paints furniture, interior and exterior of buildings; paints motors & other mechanical equipment; patches broken asphalt & concrete.

Knowledge/Skills/Abilities:

  • High school education or equivalent preferred.

  • Available for on-call phone during evenings and weekend when assigned.

  • Able to complete reports and work orders in English.

  • Ability to interpret, adapts to, and reacts calmly under stressful conditions. .

  • Ability to relate cooperatively and constructively with external customers, peers, physicians and other hospital personnel.

  • Basic knowledge in use of computers and printers.

  • Ability to learn appropriate software applications.

  • Knowledge of electrical, plumbing, HVAC and building equipment.

  • Ability to troubleshoot without outside help.

This person carries our supervisory responsibilities in accordance with the Companys policies, OSHA regulations and applicable laws while following all CI processes and the Management Operating Structure (MOS) and Safety. Essential Duties and Responsibilities: * Troubleshoot, repair, and maintain production lines and associated assigned systems. * Using hand and power tools, repair and maintain machinery and mechanical equipment such as engines, motors, pneumatic tools, conveyor systems, and Allen Bradley electronics. * Perform scheduled maintenance on assigned equipment. * Diagnose and resolve mechanical and electrical circuitry malfunctions. * Report and take action to prevent food safety and food quality problems from occurring. * Maintain a clean, sanitary, and safe work area. * Follow all Good Manufacturing Practices and Standard Operating Procedures. * Follow all safety and security policies and procedures. * Wear appropriate personal protective equipment (PPE) at all times. * Follow all food safety and quality system requirements by committing to meet all pertinent regulatory, customer and Safe Quality Foods (SQF) requirements. * Maintain reliable attendance and consistent work hours. * Perform other duties as assigned.
