NATURE OF WORK
This classification involves performing a variety of general maintenance work on a fairly skilled level for an assigned department in the City. An employee in this position performs semi-skilled work maintaining and repairing buildings and performing other assigned duties such as; maintaining and repairing wiring, plumbing, and mechanical equipment; painting; performing light construction; assisting with more complex work by trades, HVAC persons, pump operators, and supervisors; replacing filters and bulbs; loading/unloading materials; clearing sinks; and assisting with striping and asphalt repairs. This position also maintains work records and checks to make sure emergency equipment is working.
Examples of Duties
ESSENTIAL JOB FUNCTIONS
Performs maintenance and repairs for buildings, structures, administrative facilities, and office spaces, as well as maintains other public use areas such as parks, green areas, roads, trails, etc. depending on assigned department.
Performs general carpentry work including construction, rough woodwork, and painting; measures, cuts, constructs and/or repairs wood, composite building materials, and wood substitute items; sands down furniture or other items to be painted; and applies primer and finished coat using brush or spray gun.
Builds partitions, chair rails, baseboards and shelving; installs paneling, sheet rock, and ceilings.
Performs general electrical work including wiring, installation, bending conduit pipe, and replacement of electrical fixtures; conducts routine maintenance on fuses and fans; and replaces defective light bulbs and ballasts in facilities and street lights.
Replaces air filters, unclogs drain lines, maintains/treats condensate pans, and replaces worn or broken drive belts on air handling equipment.
Cuts glass to size and shape; inserts in windows using putty; re-frames windows; hangs doors; replaces broken boards; and lays tile flooring.
Performs paintings assignments.
Mixes plaster, mortar, and cement; slakes limes; and assists journey level craftsperson engaged in building or repairing brick, stone, or tile walls and structures.
Installs and repairs street signs and asphalt channelization.
Pressure washes sidewalks and buildings.
Performs general custodial and laboring tasks including housekeeping, grounds-keeping, vehicle operation, and routine vehicle maintenance; removes graffiti from public places around the City.
Loads and unloads heavy boxes, bulky supplies, furniture, and materials to and from trucks, dollies, etc.; opens crates and boxes using crowbar; cuts bands using shears; stacks boxes and cartons as directed; and moves and arranges furniture.
Erects scaffolding.
Cleans tools and work area upon completion of project.
Assists in the repair and overhaul of air-conditioning and refrigeration equipment utilizing some skills of the electrical and plumbing trades.
Assists the pump station operator in maintenance and operation of storm water pump stations.
Uses such tools as hammers, chisels, handsaws, planes, screwdrivers, glue guns, and power saws/sanders.
Cleans tools and work area upon completion of project.
Performs related work as required.

City-Paid Medical Benefits:
full-time employees and 66.66% of cost for Dependent/Family Coverage. Upon retirement and separation from City employment, employee receives a monthly stipend of $350 per month, applicable toward retiree health coverage.
Retirement:
Employee Contribution = 8%
Vesting = 10 Years
Normal Retirement Benefit = 2.5% of pensionable earnings for each year of
creditable service
Average Final Compensation (AFC) = 3 best consecutive earning years
Maximum Benefit = 80% of AFC, not to exceed $80,000.
Normal Retirement = Age 62 and ten (10) years of creditable service
Early Retirement = Age 57 and ten (10) years of creditable service, 3% annual reduction for each year prior to normal retirement age
13th check based on monthly retirement, payable if the pension plan funding status is
equal to or greater than 100%. Paid in December each year following retirement

Based on successful completion of full-time, continuous service with the City, employee shall receive the following:

Annual Leave:
Annual leave may be taken as earned after completion of (90) calendar days. Maximum accumulation each fiscal year is 290 hours. At time of resignation or retirement, employee is paid for all annual leave accrued at their current rate of pay. Annual leave is accrued based on continuous, full-time service with the City, as follows:

Annual Leave Cash Out:
Employee can opt to receive a non-pensionable cash payment twice per year for up to forty (40) hours of annual leave, provided accrued annual leave bank does not fall below eighty (80) hours.
Floating Holidays:
Upon completion of (26) weeks of full-time employment with the City, employee shall be entitled to utilize up to five (5) floating holidays per fiscal year. Floating holidays shall not
carry over to the next fiscal year.

Sick Leave:
Each employee earns (96) hours (12 days) of sick leave annually with no waiting period for use and unlimited accrual. Upon separation of City employment due to resignation, employee shall receive payment of all accrued sick leave at a rate of twenty-five percent (25%) of the employee's current rate of pay at time of resignation. Upon separation of employment due to retirement, employee shall receive payment of all accrued sick leave at a rate of fifty percent (50%) of the employee's current rate of pay at the time of retirement.
Sick Leave Conversion:
After completion of one (1) year of continuous, full-time employment with the City, an employee may convert their unused portion of their first six (6) days (maximum of forty- eight (48) hours) of accrued sick leave into annual leave. Conversions are subject to the following: A minimum of 96 unused sick leave hours accrued prior to hours being converted, total eligible sick leave hours to be converted shall be reduced hour-for-hour by any sick leave hours utilized during the eligible benefit period, and conversion subject to annual leave accrual cap.
