Maintenance Mechanic-Hvac Controls Technician

The Maintenance Mechanic - HVAC Electronic Technician will perform duties necessary to properly maintain all HVAC equipment by performing the following duties.

Minimum Qualifications

• High School diploma and HVAC or BMS Vocational diploma or certificate; or High School diploma and apprentice experience.

• One to five years of experience with HVAC and building equipment.

• One plus years of experience with BMS system controls

• CFC certification.

• Current valid North Carolina driver's license.

• Basic Computer skills to enable candidate to perform required job duties.

Preferred Qualifications

• Training or Certificate for BMS.

• Knowledge of computer operated controls.

• Alerton control system experience.

• Schneider Electric controls experience.

• Tridium, Workplace Tech and Workbench experience.

• Knowledge of LON, BACnet and ASD Networks

• Component level repair of PCB boards.

Essential Duties

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

• Facilitates the Building Management System (BMS) HVAC controls and Indoor Air Quality (IAQ). Write, debug, code, analyze and enhance BMS to balance energy management with comfort control. Monitor and adjust computer based BMS program for proper HVAC comfort and energy management control.

• Troubleshoot and repair HVAC and refrigeration equipment to include: rotary screw and reciprocating chillers up to 200 ton and associated hydronic systems; direct expansion split systems; large gas fired boilers and associated hydronic systems; commercial refrigeration equipment including refrigerators, freezers and ice makers; and other appliances and equipment as needed.

• Assist in preliminary design plans and specification for remodels, upgrades or new construction. Assist with designated sequence of operations as outlined by Department Supervisor and or lead team members.

• Assist with installation of equipment in remodels, upgrades or new construction.

• Work with faculty, staff, and students to resolve HVAC issues.

• Become familiar with and participate in the refrigerant recovery program and the preventive maintenance program.

• Install power supply wiring, control wiring, communication wiring and conduit for newly installed equipment.

• Operate and troubleshoot and repair of BMS control boards, pneumatic, electric, and electronic control systems.

• Diagnose malfunctioning equipment such as transformers, motors, compressors, variable speed drives, gas burners, VAV boxes, air handlers, and repair as needed.

Complete and or update work orders through automated system daily.

• Operate a forklift when necessary, with training

• Attend classes/training when offered to further knowledge sithin field.

• Inventory and maintain stock of HVAC and BMS stock

Update Supervisor daily of completed projects or delays of routine work.

• Will be on call for emergency issues.

• Assist with snow removal.

• Complete other duties as assigned.
