ABOUT THE COLLEGE:
Green River College's student body is made up of approximately 41% Academic Transfer students, 34% Professional-Technical, 15% Adult Basic Education, 3% Applied Bachelor degrees. Green River College has four campuses, including the main campus in Auburn, with satellite campuses in Kent, downtown Auburn, and Enumclaw. Green River programs serve high school graduates, Running Start students (dual enrollment in local high schools and the college), those seeking retraining for the workforce, international students, students learning English, and Continuing Education students. Reports to Green River's Assistant Director of Facilities. Works independently and as part of a team. Maintenance Mechanic 4 is a senior level/lead position and will perform operational and preventive maintenance, as well as troubleshooting of facility equipment and utilities. This position will provide maintenance support for building systems and processes, suggest solutions, and provide input for repair and maintenance problems. The Maintenance Mechanic 4 will maintain compliance with safety regulations and execute emergency procedures when required. This position may lead Junior and other journey level mechanics. Maintenance Mechanic 4 will participate in an on-call rotation to address after hours and weekend emergencies.
Position Responsibilities
Complete daily inspections of buildings and associated equipment to ensure all equipment and systems are operating properly
Perform assigned preventative maintenance work and necessary repairs of the facility
Installs and maintains plumbing, electrical and mechanical fixtures; installs, maintains, and repairs pipes, valves, drains, basins, faucets, lavatories and air conditioning,
Respond to alarm conditions related to the operation of the campus and complete necessary documentation
Maintain compliance to assigned safety procedures as necessary
Review assigned CMMS work orders and respond appropriately
Assist the other facilities personnel and assist contractors as directed
Ensure safe and efficient operation of all plant equipment including boilers, air handlers, chillers, variable flow refrigerant and air compressors, and any other related support of an HVAC system
Provide maintenance support for projects relating to doors, walls, lighting, plumbing, painting, and critical system installs
Install and maintain plumbing, electrical and mechanical fixtures; install, maintain and repairs pipes, valves, drains, basins, faucets, lavatories, air conditioning, laundry equipment, kitchen equipment, gates and hydrants
Suggest solutions and provide input to repair and maintenance problems
Execute emergency procedures as directed and work as a team member, assist students and emergency personnel in response to fire alarms, medical emergencies, or catastrophic events with little or no supervision
Performs preventative maintenance and repairs on all types of mechanical equipment such as electrical drive motors, and air-conditioning equipment; changes oil, greases, changes or cleans filters, drive belts, sprockets, shafts, and bearings to ensure proper operation.
Conducts job site inspections of other maintenance personnel to ensure safety and quality standards are met
Leads and mentors junior and other journey level maintenance staff
Performs maintenance, operation, and repair of electrical, mechanical and structural systems of buildings and utility distribution;
Monitor safety, fire protection and environmental control equipment to ensure the building systems and equipment are operating in a satisfactory condition; respond to service request and secure necessary assistance; take preventative and emergency action to control malfunctions.
Operates hand tools, power tools and other shop equipment
Repairs windows, doors, screens, floors, floor coverings, and painted surfaces
Installs, maintains, and repairs electrical connections, switches, circuits, electrical equipment, thermostats, and valves.
Develops preliminary cost estimates of repairs, maintenance or alteration projects
Develops solutions to repair and maintenance problems
Ability to delegate when appropriate and monitor performance of maintenance staff
Ability to effectively communicate with team members, management, and customers verbally and through other means
Participate in the Facilities On-Call rotation and respond to after-hours and weekend emergencies; work overtime if required

Qualifications
Minimum Qualifications:
Five years of general work experience in building and equipment maintenance, construction and repair work, to include some or all of the following: Electrical, plumbing, carpentry, welding, painting and HVAC; or equivalent education and experience
Demonstrated ability to work independently and as part of a team
Demonstrated basic computer skills.
Ability to communicate effectively and carry out oral and written instructions.
Ability to read, interpret, and work from blueprints, schematics, drawings, specifications, and construction documents; ability to draw and sketch assigned project items when required.
Ability to read and understand manufacturers' recommendations regarding scheduled and preventive maintenance, servicing, and operation.
Journey level skills in HVAC, electrical, controls, or plumbing
Possession of a valid driver's license and a good driving record.
Preferred Qualifications:
Associates degree or certificate in Commercial Building Maintenance or Engineering from an accredited institution; or two years commercial maintenance experience working in an educational institution; or equivalent combination of education and experience
Experience working with a computerized maintenance management system
Intermediate training in Microsoft Word, Excel and Outlook programs
Training in HVAC controls systems, preferably with Siemens, CCI, Lutron and Simplex software programs
Experience with a maintenance software worker order system.

Work schedule: (6:30am-3:00pm/Monday-Friday)
