DESCRIPTION

Under general supervision perform journey level work independently or as part of regular maintenance crew. May be assigned duties in a variety of skilled tasks in building maintenance and surveillance for the entire campus to identify a variety of problems inside and outside of campus buildings with focus on building systems and sub-systems; perform minor repairs while on rounds. Assess and determine severity of problems in plumbing, electrical, HVAC, refrigeration, sheet metal, building controls, and locks; make adjustments, reset or perform minor repairs to bring equipment back in service. Perform a variety of readings, test procedures on boilers, chillers, refrigeration systems, soft water systems, deionized water, electrical and electronics systems. Perform preventive maintenance tasks such as: fan greasing, filter changing, water treatment, valve exercising, chilled and hot water system flushing and balancing. Demonstrate strong customer service by presenting a professional appearance and effectively communicate with faculty, staff and students in a helpful and respectful manner. Establish and maintain positive and cooperative working relationships with members of the campus community.

This position may be required to work night/graveyard/swing shifts.

QUALIFICATIONS

  • Journey level skill in one or more of the following skilled trades: building systems, HVAC, refrigeration, plumbing, electrical, electronic, pneumatic controls, sheet metal, and/or locks. Knowledge and understanding of engineering fundamentals with respect to building systems and equipment.

  • Experience working with main utilities including: gas mains, water mains, sewer mains, main electrical feed to buildings, street lighting, storm drain systems, sea water systems and irrigation systems.

  • Experience assessing and repairing pumps, air handlers, air compressors, vacuum pumps, heat exchangers, refrigeration systems, flush valves, faucets, p-traps, urinals, fume hoods, exhaust fans, boilers, chillers, electronic controls, sheet metal components, and locks. Work experience resetting electrical breakers.

  • Experience in the safeguarding and securing of keys issued.

  • Experience working in all building codes including but not limited to, Uniform Building Code (UBC), Uniform Plumbing Code (UPC), Uniform Mechanical Code (UMC), National Electrical Code (NEC) and Fire Codes.

  • Experience using and maintaining of hand and power tools related to job functions.

  • Demonstrated experience performing diagnostic tests for system operations and determining repair needs. Experience troubleshooting operational problems and making necessary adjustments or repairs.

  • Ability to communicate effectively with people of many diverse backgrounds including students, staff, faculty and guests.

  • Experience reading and interpreting blueprints, system diagrams, isometric drawings and schematics.

  • Knowledge of safety codes, rules and regulations.

  • Experience operating personal computers using a variety of software packages such as, but not limited to: MS Outlook, Excel, Access, Oracle, online electronic timekeeping system, Internet Explorer and computerized maintenance management systems (MAXIMO).

SPECIAL CONDITIONS

  • DOJ, FBI, and DMV Background checks with clearances required prior to hire.

  • Must possess and maintain valid California Driver license and participate in DMV Pull Program.

  • Must be able to walk long distances with tool pouch through mechanical cores, upstairs and through utility tunnels via ladders.

  • Must be able to move through limited access spaces such as small spaces and ceiling overheads.

  • Must be able to work nights, weekends, holidays, and overtime as required by the University's needs. Must be able to work overtime for training purposes. May need to work five 8-hour or four 10-hour shifts, and work independently.

  • Ability to work in morgues/gross anatomy/pathological laboratories where human/animal bodies or parts thereof may be exposed to view of worker and/or contaminated by radioactive biohazardous substances.

Pay Transparency Act

Annual Full Pay Range: $95,505 - $95,505 (will be prorated if the appointment percentage is less than 100%)

Hourly Equivalent: $45.74 - $45.74

Factors in determining the appropriate compensation for a role include experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. The Hiring Pay Scale referenced in the job posting is the budgeted salary or hourly range that the University reasonably expects to pay for this position. The Annual Full Pay Range may be broader than what the University anticipates to pay for this position, based on internal equity, budget, and collective bargaining agreements (when applicable).
