What you will be doing:

We're seeking a Maintenance Supervisor with a Whatever It Takes approach to join our team! In this full time role, you'll be responsible for ensuring the physical aspects of the community meet both the company standards and applicable laws. As the maintenance supervisor, you'll manage, develop, and mentor you team in diagnosing problems and making repairs. You will provide expert knowledge and trouble-shooting in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structure, and appliance. Additionally, you'll be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available at all times in the event of snow and ice or other on-site emergencies.

What we'll expect from you:

  • Develop and lead a team of highly qualified Maintenance Technicians through diagnosing problems and providing a resolution.

  • Mentor and Train maintenance technicians to increase their overall knowledge base and skill-set.

  • Excellent customer service and interpersonal skills needed to partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.

  • Previous job experience: Property Maintenance, Contractors (plumbing, electrical, HVAC, general, painters, etc.), Construction workers, hotel management maintenance.

  • HVAC certification and/or Boiler's License a plus.

  • Previous managerial experience preferred.

  • Valid drivers' license along with good driving record and auto insurance is required.

  • High school diploma or general education degree (GED); 1-3 year(s) related experience and/or training; or equivalent combination of education and experience.

LWMC is seeking an experienced facilities management professional to serve in the role of Project Manager-Trust Services. The Project Manager-Trust Services is a key member of our leadership team with significant responsibility for our community's success. The Project Manager-Trust Services will provide the technical know-how to support each commercial building in our community as well as the ability to provide guidance and training to assigned maintenance teams. From HVAC to plumbing, drywall repairs, roof leaks, to general repairs, the Project Manager-Trust Services will have a hand in every aspect of maintaining and improving the various commercial buildings within the community. This position requires a diverse skill set that includes: * The proven technical skills to identify and diagnose problems and oversee the repair/maintenance of all plumbing, electrical, HVAC, appliance, carpentry and painting needs of the Trust building/property, providing training to other team members as needed. * Customer Centric approach in dealing with a variety of tenant/user issues. * Ability to manage service request in a timely, efficient and satisfactory manner, collaborating with others as necessary. * The knowledge and skill to establish and maintain a preventative maintenance program. * The ability and desire to walk the property daily, inspecting all areas for cleanliness and safety, and helping to maintain great curb appeal. * Superior organizational skills and attention to detail. * The ability to manage budget(s). The ideal candidate will have: * 10+ years of commercial facilities maintenance and project management with hands-on general maintenance experience. * Ability to climb ladders and access low-slope roofs for repair evaluation and maintenance. * Supervisory experience of building trades and service vendors. * Availability to work some time on weekends depending on seasonal work. * Demonstrated proficiency in working with computers including word processing, calendar management, and property management software. * Valid driver's license and/or access to reliable transportation. * College Degree (Associate or Bachelor) in Construction Project Management (Preferred). * Commercial Property Facility Management (Preferred). * Construction Industry Designation (PMP, CFM, FMC, FMP) (Preferred).
