Job Description

As a Maintenance Management System Specialist with OMES you will enjoy:

Job Details

  • Full-time 40-hour work weeks.

  • Support the Capital Asset Management team

  • Salary up to: $47,560 based on education and experience.

Responsibilities

  • Review, edit and approve customer requests.

  • Assign work orders to appropriate departments.

  • Provide customer technical system support, such as password resets.

  • Create client workspaces.

  • Add new members to the technical system.

  • Facilitate training sessions with maintenance staff or outside clients.

  • Provide administrative support to the property and client team.

  • Assist in creating reports, presenting materials and communications to respective Managers.

  • Assist in document processing and record keeping, data input, terminations, and conditions, abstracting, and reporting.

  • Develop standard work, procedures for processing assignments and file.

  • Perform database administration, abstraction, and related tasks as assigned.

  • Maintain related data and physical files at the property/facility as needed.

  • Maintain records of leased properties as needed.

  • Review and ensure data integrity in CMMS.

  • Update and maintain monthly process improvement metrics display and associated electronic files.

  • Utilize logical site map layout concept to provide ease of finding equipment.

  • Monitor equipment specification entries to ensure information is accurate and complete.

  • Ensure data on equipment transfers, or change outs, are thorough and handled accordingly.

  • Ensure consistency and standardization of system applications.

  • Provide necessary training to all users.

  • Compile accurate spare parts listings for asset records in the CMMS.

  • Maintain all inventory items within CMMS for record keeping and part ordering when required

  • Ensure that OEM cross references and appropriate substitutes are recorded accordingly.

  • Assist with tracking progress of storeroom repair and return items.

  • Maintain updated tracking document on high value capital items requiring rebuild.

  • Create CMMS reports and submit them to management.

  • Add new users to the CMMS and create security profiles.

  • Prepare periodic KPI reports for maintenance management.

Physical Demands and Work Environment

  • This position works in a comfortable office setting with a computer for a large percentage of the workday.

  • This position requires standing, bending, crouching, pushing, pulling, lifting, moving, carrying up to 25 to 50 pounds and climbing ladders or stairs.

  • The noise level in the work environment is usually mild.

  • Occasional travel may be required.

Minimum Qualifications

  • high school diploma or the equivalent is required; Background or understanding in maintenance, repair, or operations services environment, preferably in support of facilities.

Preference will be given to candidates who possess

  • 2 years previous work experience in a computerized maintenance management system or enterprise asset management system environment.
