Job Description:
Maintenance

The focus of this position is on household maintenance and lawn care though it will encompass other aspects of Kokua's responsibilities.

Schedule: Monday through Friday 9am-5pm with a need for flexibility based on agency need

Wage: $13.60 PER HOUR

Qualifications:
Must demonstrate well-developed communication skills and be able to work effectively in a work team environment. Employees must abide by the Kokua Code of Ethics and must commit themselves to work cooperatively in a work team environment. Applicants must be safety-minded and always adhere to Kokua's safety standards. Must have good time-management skills, and able to work and prioritize tasks with little supervision. Must have some basic technology skills, at times the position may require some technical know-how. Must be open to working outside of the Monday through Friday day shift on occasion. Must have reliable transportation and be willing to drive for work (mileage will be reimbursed).

Must be comfortable with individuals with disabilities and their support staff.

Job Description

In this job you will work directly with and around individuals supported by Kokua. You will need to exude a friendly, supportive attitude as well as the ability to work with a level of distraction.

Some tasks:

  • Lawn care - mowing, weeding, etc.

  • Must be able to handle small repairs (i.e. fixing table legs, patching holes, installing grab bars)

  • Furnace filter changing

  • Maintenance of fire extinguishers

  • Maintenance of all emergency equipment, including emergency supplies of food and water.

  • Maintain hot water temperatures to safe degrees

  • Maintain all generators and train staff to use, ensuring that instructions are posted.

  • Climbing ladders to replace light bulbs and smoke alarm batteries.

  • Supporting with technical issues (may involve computers).

  • Jump-start Kokua vehicles, replace headlights, etc.

  • Ensure that all vehicles are serviced at regular intervals.

  • Ensure that all vehicles are cleaned (inside and out) regularly and that all vehicle maintenance issues are reported immediately.

  • At times assisting with household tasks and grocery shopping.

  • Other duties as assigned.

Essential Duties and Responsibilities The following statements reflect the general duties and responsibilities of this classification, but should not be considered an all-inclusive listing. The incumbent is expected to meet the City's standards for interpersonal and team behaviors and customer contacts. Incumbents may also perform other duties as assigned, including work in other functional areas to cover absences or to meet workload needs. * Plans, organizes, and directs the activities of the Water and Reclaimed Water Utilities. * Is one of the two designated Water Distribution Managers required to possess a Waterworks Operator Certification with the classification WDM IV. * Manages and supervises departmental staff; including selection, development of performance standards, training, coaching, assigning duties and responsibilities, motivating, monitoring work, evaluating performance, and confronting and resolving any performance discrepancies up to termination. * Ensures the continuing professional/technical/safety training of the division's employees; conducts routine performance evaluations and development assessments to assess training needs in the division. * Promotes a strong team culture within the Water & Reclaimed Water Utilities. * Develops strong, cohesive, productive teams by ensuring that the Senior Maintenance Technicians are provided training in supervisory, management, and leadership skills. * Facilitates problem solving in the department and encourages a high degree of communication and feedback between employees and supervisors. Leads by example; e.g. maintains high standards of behavior and performance. * In conjunction with the Operations Manager establishes short and long range operational objectives for the utilities. * Actively participates as a member of the Public Works Operations Division management team. * Assists with development of organizational objectives, strategies, policy development, establishment and promotion of organizational values, and facilitation of quality improvements throughout the Division. * Analyzes the current utilities systems for deficiencies and makes recommendations for improvements in design and operation. * Regularly takes initiative in recommending changes in work methods, policies, procedures, and system operation to improve levels of service delivery and improve overall operating efficiencies. * Monitors day to day operations to ensure high quality system performance (both in terms of consistent service delivery, safety, and quality). Anticipates and troubleshoots problems where needed, assures staff responds quickly and appropriately to system problems, citizen inquiries, requests for service, and/or complaints. * Routinely detects and prevents errors or mistakes that would prove costly or could seriously disrupt service delivery or completion of special projects. * Assists with periodic analysis of utility revenue and financial status, and rate analysis. * Prepares preliminary budget requests for utilities for review with Operations Manager and Public Works Director. Identifies and projects capital and staffing needs through analysis of historical and projected needs of the utilities. Develops cost effective options and alternatives to meet anticipated workloads. Ensures budget requests consistently achieve and/or maintain a cost-effective level of operating and maintenance costs for the utility. * Assists with special research and/or projects as assigned. * Prepares reports and presentations pertaining to assigned projects. * Reviews plans for City and developer projects. Is actively involved in project scoping and review for Water Resources and Public Works Engineering projects. * Maintains a working knowledge of computer software used by the Division. * Usually perceives when non-routine activities are required and offers to help without needing to be asked. Makes efforts to modify workload to assist with an emergent problem, assignment, or project whenever feasible. May be asked to work an irregular schedule to accommodate morning, evening, or lunch hour meetings. * Performs other duties as assigned. Qualifications The typical qualified candidate will have five years of progressively responsible work experience in the construction, repair, maintenance, and operations of water and reclaimed water public utilities system, including two years in a supervisory capacity, OR any combination of experience, education, and training that would provide the level of knowledge and ability required. * Must have a high school diploma or G.E.D. * Certification as a Cross Connection Control Specialist. Must obtain a WDM IV certification within one year of date of hire. * Possession of a valid Washington State driver license upon hire. * Must have a driving record acceptable to the City and the City's insurance carrier. * Must pass a background investigation and pre-employment medical testing for the ability to perform the essential functions of the position and maintain a level of physical and mental fitness necessary to perform the essential functions of the position. * Possession of or ability to obtain within six months a valid industrial first aid card. * Verification of identity and United States work authorization must be complete as required by the Immigration and Reform and Control Act. Knowledge, Skills, and Abilities Knowledge of: * Principles and practices of water and reclaimed water utilities operations, construction, repair, and maintenance. * Methods, equipment, and materials used in the operations, construction, maintenance, and repair work for water and reclaimed water utilities. * Microsoft Office, ArcGIS, Adobe Acrobat, Superion/NaviLine and/or other equivalent public sector software. * Budget preparation, control, and monitoring. * Applicable health standards and safety regulations. * Applicable federal, state, and local laws, regulations, policies, and procedures. * Principles and practices of effective supervision and performance management.
