Job Summary:

The Maintenance Director is responsible for the maintenance of the building, apartments, equipment, and grounds.

Essential Functions:

  • Prepares and implements a preventive maintenance schedule for the building, equipment, and grounds.

  • Performs installations and repairs within area of expertise including, mechanical, electrical, plumbing, carpentry, and painting and in accordance to accepted codes.

  • Arranges for and manages contracted repairs, maintenance, and construction services.

  • Conducts and records routine fire evacuations drills and inspects fire and emergency equipment.

  • Inspects the physical plant, furnishings and equipment on a regular basis identifying needed repairs or improvements and advises the executive director of recommended solutions timely.

  • Monitors building and water temperatures and adjusts to meet regulations and safety codes.

  • Ensures strict adherence to community fire safety and hazardous chemical procedures, promptly address all unsafe conditions or equipment problems.

  • Greets residents, visitors, and staff courteously, respecting individual dignity, rights and confidentiality standards.

  • Performs floor care on an ongoing basis, including carpeting in resident apartments and common areas of the community.

  • Removes trash gathered by housekeepers and caregivers on a daily basis.

  • Ensures that outdoor walking areas and parking lot are clean and in good repair and free of debris.

  • Maintains grounds in a professional, well groomed manner by performing grounds maintenance on a regular basis or working with a landscape company to maintain grounds in an appropriate manner.

  • Assists in lifting and transporting heavy objects, including receiving shipments and furniture.

  • Assists residents in hanging pictures, arranging furniture, or moving, as necessary.

  • Assists and escorts inspectors on tours of the community.

  • Ensures that the department operates within the budget, maintaining records that support supply and labor costs.

  • Responsible for keeps a record of all community tools and equipment and keeping needed maintenance supplies stocked.

  • Coordinates maintenance services with other departments and residents.

  • Perform other related duties as assigned.


  • Vocational or Trade School degree in general maintenance or three years of experience in carpentry, electrical or painting work.

  • Experience with budgets helpful.

  • Valid driver license and access to a private vehicle for business use.

This is the middle level in the maintenance series of classifications. Employees appointed to this class usually have some general construction and maintenance experience and perform a variety of semi-skilled municipal maintenance tasks. Maintenance Workers may be required to provide guidance to less experienced employees as assigned. Maintenance Workers in the Right-of-Way and Street Cleaning Division assist Senior Maintenance Workers in a crew-setting in the following tasks: street sweeping and clearing of debris, leaf pickup, alley and shoulder grading, storm drain cleaning & maintenance, patch and repair streets, eliminate hazardous sidewalk conditions with temporary repairs, and respond to emergency street conditions as needed. Must currently hold, or obtain a valid California Class A or B Driver License within six months of employment. Job Description Definition: Under general supervision, to perform a variety of public works and parks maintenance tasks; to operate Type B and C power-driven equipment; to perform related work as required. Distinguishing Characteristics: This is the middle level in the maintenance series of classifications. Employees appointed to this class usually have some general construction and maintenance experience and perform a variety of semi-skilled municipal maintenance tasks. Typical Duties: * Perform a variety of maintenance work in the construction, repair and maintenance of municipal buildings, streets, parks, playgrounds, swimming pools, storm drains, facilities, assist with traffic signals, street lights, and related utilities; * * Plant and maintain lawns, trees and other plant material on City property; * * Paint and maintain curbs, traffic lines and street signs and posts; * * Load and unload leaves and rubbish from City streets, gutters and other public areas; * * Clean, flush and rod-out sewers; * * Operate chipper truck; * * Chip brush and perform ground maintenance work; * * Cut and patch street surfaces as required; * * Keep records and make reports of supplies used; * * Maintain tools and equipment; * * Operate a variety of automotive, construction and maintenance equipment such as trucks, tractors, rollers, mowers and related equipment; * * Perform related duties as assigned. * =Essential Function Duties recorded above are representative of the duties of the class and are not intended to cover all the duties performed by incumbent(s) of any particular position. Physical Demands: While performing the duties of this job, the employee is regularly required to use hands to finger, handle, feel or operate objects, tools, or controls with hands and arms. The employee frequently is required to stand and talk and hear. The employee is occasionally required to walk; sit; climb or balance; stoop, kneel, crouch, or crawl; and taste and smell. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Work Environment: While performing the duties of the job, the employee regularly works in outside weather conditions. Qualifications Minimum Qualifications: Experience/Education: Any combination of experience and education that could likely provide the required knowledge and abilities an example of which would be two years of experience in similar maintenance duties. Additional Requirement: The ability to obtain possession of a valid California Class B Driver License within six months of employment. If permanently assigned to Tree Maintenance (applies to this Street Trees position): * Climb and trim and plant City trees; * * Remove trees in the street rights-of-way; * * Perform tree planting and removal; climb trees as required; inspect trees for diseases and pests; * * Operate and maintain climbing and trimming equipment. * =Essential Function Knowledge of: accepted tree trimming and pruning practices, and knowledge of tree types and methods of care and pruning. Employees permanently assigned to tree maintenance must obtain an International Society of Arboriculture (ISA) Tree Worker Certification, and Electrical Hazards Awareness Program (EHAP) certificate, within six months of appointment. Desired Qualifications: It is desirable that these employees have any combination of experience and education that could likely provide the required knowledge and abilities that would be similar to two years of experience of that of City tree maintenance duties.
