Summary

The Assisted Living Maintenance Director has the responsibility for the maintenance of a 31 bed assisted living home. The primary responsibility is maintaining a clean, safe, and comfortable environment for the residents. This is accomplished by having a working knowledge of all building systems, and related code requirements, including fire protection, security, structural, HVAC, electrical, and plumbing. This position requires a team player with good organizational skills that interacts positively with all team members in maintaining census by quickly preparing vacant rooms for new residents and by responding to and resolving complaints promptly.

Required Tasks

  • Perform and supervise the overall physical maintenance operation of 2 different assigned facilities.

  • Order and requisition supplies and parts as needed within budgetary guidelines.

  • Keep necessary maintenance records and logs and submit to the director of the home when required.

  • Make daily and weekly walks of the building interior and exterior to check for problems and keep the grounds neat and clean.

  • Oversee continual preventative maintenance of all building systems. Anticipate upcoming building needs and concerns.

  • Respond in a timely manner to all requests and concerns through the maintenance log either on paper or electronically.

  • Test, schedule and supervise inspections on the fire protection systems as required by code.

  • Turn over vacant rooms for new residents in a timely fashion. Assist families when a resident moves in or moves out.

  • Be on call at all times for facility emergencies.

  • Arrange for, schedule and manage outside repair vendors and construction services.

  • Keep work and storage areas neat, tidy and safe at all times.

  • Keep sidewalks clear from ice and snow in the winter time.

  • Maintain regular communications with the SVP for Assisted Living at Victory Housing, Inc.

  • Maintain confidentiality of all residents and staff.

  • Assist administrative staff is needed with marketing efforts including special events.

Qualifications

  • Have 5 years of experience maintaining and repairing plumbing, electrical, drywall, painting, carpentry, HVAC and mechanical systems including buildings and grounds.

  • Have 3 years of experience in senior housing, assisted living or healthcare.

  • Possess a basic understanding of safety and fire codes including compliance and inspections.

  • Have basic computer skills with the ability to read, write and speak English.

  • Be able to work independently with minimal supervision and communicate regularly with the site Director.

  • Have reliable transportation to be able to travel between homes with no recent moving violations on your driving record.

  • Be able to make emergency repairs and be on call to respond to emergency situations.

  • Be able to pass a relevant physical exam and background check with honesty and integrity. Cannot have any criminal convictions including misdemeanors.

  • Exhibit a caring and compassionate attitude and true concern for the residents and their families.

  • Able to make responsible choices and decisions, and act in a resident's best interest.
