The Maintenance Coordinator is responsible for improving workforce productivity and quality by anticipating and eliminating potential delays though planning, scheduling, and coordination of maintenance resources, parts, materials, and equipment access.

This role must remain flexible to work additional hours; nights, weekends, overtime & holidays possible. This position will work in an industrial environment that is hot, humid, and noisy, and will work around dust, grease, oil, and other chemical substances. Work will include tasks such as lifting (up to 50 lbs.), walking, climbing, pushing, twisting, and stooping to perform the responsibilities of this role.

What You Will Do

  • Own and maintain records surrounding mill compliance standards.

  • Document/log notes from maintenance WO's after they have been completed and turned in

  • Manage parts (kitting) for tasks that are scheduled to ensure technician's time is optimized to perform wrench time.

  • Report back to maintenance supervisors, leads and department operational leaders on jobs completed during time down and those that were not completed. Identifying the issues why they did not complete specific tasks or did not have available parts to perform the task.

  • Perform work order processes to include, but not limited to generating and distributing work orders, filing completed work orders, and ensuring proper charge codes are applied.

  • Generate operator basic care (OBC) work orders and follow up to completion. Report out our leaders on those that were complete and those that were not (Completion %).

  • Work with MP2, MOE and Microsoft projects to efficiently manage the maintenance schedule and apply resolution to gaps to ensure wrench time is optimized.

  • Facilitate planned by staging parts acquired from storeroom.

  • Create and reconcile requisitions to ensure that the parts were checked out to the appropriate department and machine center. Follow up and provide observations to leaders so they can close those gaps with their direct reports.

  • Create and manage MOST contractors and tool requisitions.

Daily Tasks:

  • Work with maintenance supervisors, planners, storeroom, and operations to execute Albany Lumbers weekly maintenance schedule.

  • Work directly with the maintenance supervisor to coordinate all materials and supplies to execute daily between shift required maintenance.

  • Ensure scheduled down day work orders are kitted with all parts they need and placed close to the job location. The location of placed parts is to be listed in work order.

  • Work with storeroom personnel to maintain current materials/part inventories. This includes the on-demand inventory.

  • Create requisitions for materials and tools needed. IF cleared through the department manager.

  • Work with the Gatekeeping and Maintenance leaders to ensure all scheduled work is in a ready to execute state.

  • Communicate daily with gatekeeping to monitor the shift in priorities.

  • Assist storeroom personnel with the coordination of repairable parts and equipment.

  • Along with the storeroom, utilize the tracking system for parts that are sent out for repair. See the storeroom for guidance.

  • Work with storeroom to re-enter the unused parts from completed work orders back into inventory.

  • Own the scheduling side of the workflow process.

  • Schedule executable work only. Your maintenance background will guide you on this.

  • Schedule both electrical and mechanical work.

  • Communicate with team leaders to explain the work that is scheduled. Adjust only with credible feedback.

  • When scheduling for the down day leave 15% open time so break-in work can be performed.

  • Own and coordinate all outside contractors that are needed. Set up each non-GP and GP visits with the guard shack and set up teams so that mill personnel is aware of dates.

  • Schedule all runtime, in between shift and down day work.

  • Have your schedule to 85% before the mills 2:00PM Wednesday down day review.

  • Communicate with both gatekeepers prior to the meetings so meetings are clear and informative. Drive this meeting from your assigned CPU, so mill can make live changes during meeting.

  • Close out ALL work orders and PM's daily.

  • Ensure all parts used are charged out to the completed work.

  • Generate a weekly backlog email to all mill personnel, maintain this list to ensure the information sent out is accurate on the stage of work order.

  • Communicate craft utilization daily with maintenance supervisors, this will help drive time documented.

Who You Are (Basic Qualifications)

  • A minimum of two (2) years of experience in a manufacturing facility

  • Experience utilizing systems to generate statistical reports and work orders.

  • Experience with using MP2 or other Computerized Maintenance Management Software (CMMS programs)

What Will Put You Ahead

  • Experience in lumber or similar manufacturing.

  • Knowledge of Electrical and Mechanical trade skills
