Purpose:

Maintains and repairs physical structure of buildings and maintains grounds by performing the following duties.

The Maintenance Coordinator is a Sunday through Thursday position, 8:30 5:00. It may include some calls on weekends, holidays, early and late if there is an emergency.

Qualifications:

  • One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience related to all aspects of building maintenance

  • Pool tech certification

  • Eligible as determined by background screen

  • Great driving record with CDL license or ability to acquire CDL license

Essential Duties and Responsibilities

  • Receives written work orders or verbal instructions from supervisor.

  • Pressure washes windows and sidewalks.

  • Empties trash cans and consolidates trash for weekly pickup.

  • Paints interior and exterior walls and trim.

  • Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete.

  • Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.

  • Repairs or replaces building brick, stone, and concrete.

  • Maintains and repairs wood parts of buildings.

  • Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment .

  • Installs non-standard equipment in apts at resident's request. (I.e. grab bars, shower handles)

  • Assists other departments with unloading and storing supplies

  • Must be on call 24/7 for emergencies by answering company provided cell phone or home phone.

Other:

  • Maintain current CPR and First Aid Certification

  • Yearly TB clearance

  • Physician Physical clearance upon hire

  • Ability to read, write and speak English fluently

  • Random drug screens will be conducted upon hire, quarterly and as needed

PRIMARY RESPONSIBILITIES * Support the Company''s mission, vision, values and goals in performance of daily activities. * Responsible for performance feedback and leadership of all direct reports including mentoring, coaching, counseling and corrective action when situations dictate. * Provide key input into the development of departmental strategic goals along with identifying key measurable to support the departmental goals. * Provide direction and leadership consistent with plant business plan goals. * Responsible for maintenance department safety, quality, production and delivery objectives in his/her area of responsibility. * Responsible for maintaining and repairing equipment to support production jobs. * Responsible for managing the preventive maintenance schedules. * Responsible for ensuring accountability and discipline. * Responsible for maintaining maximum levels of press utilization and efficiency. * Drive shift manning levels and utilization to assure compliance to budget. * Provide leadership and promote positive moral and ensure a total team concept. * Provide the proactive leadership necessary to achieve and maintain a continuous improvement mind set for the team. * Coordinate and assess required training and team building. * Coordinate and assist in new colleague orientation. * Complete individual work team performance reviews for probationary colleagues. * Track, monitor and implement required improvement activities related to business plan goals and issues. * Assist with plant activities to achieve quality, productivity and cost reduction goals. * Provide colleagues with the necessary training to be successful in their roles. * Communicate and prioritize daily work assignments to the team. * Enter work orders into the MLS system. * Assure work orders are completed in an efficient and timely manner. * Communicate the overtime schedule to the work team. * Assist in new job set-up. * Input individual colleague hours into the Kronos system. * Maintain the communication scoreboards for each line on a daily basis. * Communicate key information to the organization through the daily "shift to shift" communication plan. * Champion assigned engineering changes communicate and coordinate accordingly to all departments. * Participate in root cause analysis and team problem solving activities (ex. 8D reports, department meetings, etc.). * Support plant activities towards achieving customer awards and quality registrations (ex. TS 16949/ISO14001). * Prepare all accident reports to include identification of root cause and corrective action. * Assure all direct reports are aware of their Environmental Health and Safety (EHS) responsibilities and hold all direct reports accountable. * Responsible for ensuring the entire team has the necessary tools and materials to properly perform their roles safely and efficiently. * Assure all safety devices are properly in place and utilized and verify individual usage of personal protection equipment (PPE) by the work team. * Responsible for following all internal and OSHA required safety procedures in performing all daily work activities. * Maintain a positive working relationship with all levels of the organization. * Maintain high level of housekeeping in the work area. * Adherence to all company policies and procedures (ex. Quality Policy Manual, Colleague Handbook, Level II procedures, etc.) RELATIONSHIPS/CONTACTS Reports directly to Maintenance, Operations or Engineering Manager. Interfaces on a frequent basis with the Production, Quality, Tool & Die, Materials, Human Resources and Engineering Departments. Also interfaces on an as needed basis with the Information Technologies and Accounting Departments. LEADERSHIP/SUPERVISORY RESPONSIBILITIES * Provides direct leadership and supervises hourly skilled trades colleagues. * Ability to identify, select, train and coach management talent. * Provides model behavior to demonstrate corporate values. MINIMUM QUALIFICATIONS * Associates Degree in Applied Science in Manufacturing, Engineering or Industrial Technology preferred. * Two to five years as a maintenance supervisor preferred. * Knowledge of manufacturing, stamping, and/or assembly processes as required for the position. * Strong knowledge of TS 16949 and ISO 14001 regulations. * Excellent organizational, analytical and communication skills. * Ability to prioritize responsibilities in a fast paced environment. * Ability to mentor and teach the team in effective problem solving methods. * Experience in applying lean manufacturing concepts. * Proven leadership ability. * Experience as a training facilitator preferred. * Ability to work well with others in a team environment. * Proficient in Microsoft Office software. * Ability to read and write in English and perform mathematical calculations.
