Position Summary:

Completes work order service requests in support of store operations. Performs preventive maintenance, and over sees service contractors delivery of routine maintenance (housekeeping, landscape maintenance, pest control, etc.). Must possess broad skills in various building trades (I.E. plumbing, carpentry, electrical, mechanical, etc.) and broad mechanical aptitude.

Duties include building and equipment repair and installation, and project work relating to store sales initiatives. Additionally, this position is responsible to support corporate facility maintenance, energy conservation, and waste management programs.

Position Responsibilities:

1.Electrical repair; lamp changing, light fixture repair/installation, diagnostic capability.

2.Plumbing repair; pump and fixture installations/replacements/repair, drain cleaning, diagnostic capability.

3.Heating, ventilating, and air conditioning; basic understanding of commercial equipment operation and maintenance procedures.

4.Basic mechanical repair on tractors, forklifts, order pickers, pallet jacks, and other equipment as required.

5.Basic building repair; painting, wall repair, minor carpentry, floor repair, etc.

6.Perform periodic building operation "tune up" to ensure energy conservation and waste management efforts at the store level are consistent with over all corporate facility programs.

7.This position is expected to remain flexible in work scheduling to meet changing store objectives.

8.Performs other duties as required.

Education and/or Experience:

Requires a minimum of a high school diploma or equivalent, high mechanical ability. Must be in good physical condition with no limitations due to lifting requirements and willing to work outdoors in inclement weather, must also be willing to work with and oversee the work of others.

Verifiable experience in maintenance related work fields. Experience that demonstrates skill in various building trades listed above. Good customer service attitude. Polite, engaging, and courteous demeanor.

Other skills / Reasoning ability

Requires continuous use of gross motor skills, near/far vision, color definition, hearing, and speech. Requires frequent standing, walking, lifting up to 80 lbs, carrying up to 25 lbs, eye/hand coordination, stepping up and down, climbing up to but not limited to 30 feet from the floor, use of fine motor skills, works in difficult and confined spaces, pushes, pulls or utilizes manual and bi-manual dexterity.

VIEW JOBS 5/24/2021 12:00:00 AM 2021-08-22T00:00 Position Summary The Maintenance Planner is responsible for all aspects of planning and scheduling work in a safe and efficient manner on a daily basis for up to 20 Mechanics and Electricians. As a member of the Maintenance Department, the Maintenance Planner reports to the Maintenance Manager. Position Responsibilities Conducts maintenance planning for multiple supervisors and up to 20 Maintenance Technicians by: (60%) * Developing detailed job plans including the labor (type and quantity), materials, tools, and work procedures for repairs, alterations, and preventative maintenance efforts related to facilities and equipment to meet the objectives of the work request; * Setting-up and maintaining any preventive maintenance work orders established in the Company's Computerized Maintenance Management System (CMMS) including: job plans, frequency of work, crafts, man-hours, and parts/tools required; * Managing and maintaining the work flow process (work identification, planning, scheduling, execution, and auditing); * Entering all employees, schedules, and exceptions in the CMMS; * Maintaining work order backlog of work for specific areas of the plant, including: * Reviewing all new work requests entered in the CMMS for applicability, correctness, and clarity; * Cleaning up, evaluating, and managing the backlog; and * Capturing and recording necessary equipment and material history; * Running reports so the Maintenance Manager can monitor the daily, weekly, and monthly Key Performance Indicators (KPIs); * Working with the Maintenance Manager to achieve compliance of plant and corporate defined specifications; * Touring the plant and all facilities to interact with production, quality, safety, and maintenance to help drive cultural change and to ensure appropriate work is being performed and customer's needs are being meet; and * Reviewing previous days work packages to check for follow up work and to ensure work orders are correctly closed out. Facilitates wash-up day planning and follow-up by: (20%) * Leading the planning and scheduling of wash-up days; * Leading the "down-day 7 (DD-7), "down-day 3 (DD-3), and "What Went Right/What Went Wrong" meetings; * Preparing a Gantt chart for all wash up day activities, to include production, clean up crew, electrical, and mechanical personnel; * Participating in the wash-up day half-time meetings; * Conducting time studies to improve efficiency of production, maintenance, and clean up crews as related to wash-up day performance; * Incorporating plant delay items into weekly wash-ups; * Completing scorecard for each wash-up day; and * Providing accurate man-hours for each wash-up day, by craft, to facilitate decision-making. Directs the operation of the storeroom as it relates to maintenance planning and scheduling by: 10%) * Generating purchase requests for non-stocked parts and tools to support the plan; * Developing storeroom organization surrounding parts kitting, to include shelving, locations, storage kits, and markings; * Working with storeroom personnel to ensure we have the right parts, at the right price, when the part is needed; * Working with storeroom personnel to ensure inventories are maintained at the lowest practical levels; and * Ensuring all work orders have parts kitted. Provides Computer Maintenance Management System (CMMS) Administration including: (10%) * Providing plant support and training; * Updating equipment hierarchies; * Task and instruction generation; * Generating performance reports; and * Working with corporate reliability team to roll program out in the plant. Supervisory/Lead Responsibilities: The Maintenance Planner has lead responsibility for the Storeroom Attendant and the Material Handler positions. Scope of Position: The Maintenance Planner is responsible for all short and long-term scheduling and planning of maintenance activities. The Maintenance Planner, working closely with the Production Manager, Maintenance Manager, Supervisors, Maintenance Technicians, Maintenance Engineer, and the Storeroom Attendant, reviews all work requests and determines objectives of the jobs, develops detailed job plans including the labor (type and quantity), materials, tools, and work procedures for repairs, alterations, and preventative maintenance for the facility and all types of equipment.
