At Sunrise, our Maintenance team member is responsible for performing general maintenance and housekeeping duties in the community and around the community grounds as assigned.RESPONSIBILITIES & QUALIFICATIONS

Responsibilities:
- Assisting with maintaining a safe, clean and comfortable environment for the residents, guests and team members- Ensuring that maintenance schedules are followed- Report all incidents to management

Qualifications:
- One (1) year maintenance and/or housekeeping experience preferred- Technical school education preferred- Maintains current license/certificate and/or specialized skills in at least one (or more) of the following building trades: electrical, plumbing, carpentry, HVAC, fire protection or mechanical- Possess a general understanding of OSHA, fire prevention, life and safety regulations- Ability to respond to emergency calls outside of scheduled work hours- Ability to work a flexible schedule and handle multiple priorities- Possess written and verbal skills for effective communication- Competent in organizational, time management skills- Demonstrates good judgment, problem solving and decision making skills- Must enjoy working with seniors

ESSENTIAL DUTIES AND RESPONSIBILITIES Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. Performs general labor work as assigned including loading, unloading and moving materials. Runs errands to support projects. Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps. Maintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing or snow removal. Patrols grounds, common areas and parking facilities. Identifies and reports maintenance hazards or other property condition concerns. Performs housekeeping functions and maintains the professional appearances of the property, equipment, engineering spaces, and common areas. Paints and patches drywall. Performs other minor repairs under supervision. Facilitates office access and office moves by providing moving crates, assembling furniture, office keys, nameplates, etc. Maintains key inventory. Responds quickly to emergency situations, summoning additional assistance as needed. Prepares meetings and conference rooms, arranging tables and chairs as requested. May set up audio/visual equipment, flip charts and TV's within conference rooms and pick up when completed. Performs other duties as assigned. SUPERVISORY RESPONSIBILITIES No formal supervisory responsibilities in this position. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. FINANCIAL KNOWLEDGE Ability to calculate simple figures such as percentages. REASONING ABILITY Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills. OTHER SKILLS and ABILITIES Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
