POSITION TITLE: Maintainer I

GENERAL STATEMENT OF DUTIES AND RESPONSIBILITIES:
The Maintainer I performs general janitorial and custodial work in connection with the cleaning and maintenance of assigned building areas. The incumbent sets up and dismantles furniture and equipment for special events, moves furniture, equipment, books, and office supplies for relocations, and performs related work as required.
Follows the University's best practices to build and/or support student academic success and retention, and assist in meeting strategic objectives for persistence and timely graduation of all the student population.
SUPERVISION RECEIVED:
Head of Custodial Section or other employees of higher grade, who provide instruction, assign work, and review performance through inspections and reports for compliance with standard procedures

DETAILED STATEMENT OF DUTIES AND RESPONSIBILITIES:
Cleans and sanitizes restroom facilities and drinking fountains in accordance with established University health standards
Cleans all surfaces in offices, classrooms, common spaces, restrooms, laboratories, meeting rooms, and other spaces
Empties and cleans waste receptacles, transports contents to designated disposal sites
Sweeps, mops, strips, waxes, polishes, buffs, and applies special finishes to floors
Vacuums, shampoos, and spot cleans carpets and walk-off mats
Changes light bulbs for internal and external fixtures around the perimeter of buildings and cleans lenses and light fixtures
Cleans return air grilles and supply diffusers
Washes the interior and exterior of windows and glass surfaces
Dusts, polishes, removes graffiti from and rearrange furniture
Moves furniture, equipment, books, musical instruments, laboratory equipment, etc.
Sets up and dismantles staging, chairs, tables, or other required equipment for special events
Locks/unlocks buildings, turns on/turn off lighting for buildings
Identifies maintenance or repairs needed and reports condition for work order identification
Determines cleaning supplies required for assigned work areas and orders materials through supervisor
Makes general repairs of a minor nature using simple hand tools, i.e., tighten screws on furniture, snake toilet drains, change belts on vacuum cleaners
Sweeps and cleans walkways around assigned buildings and keeps entries free of snow and ice and other debris
Services bottled water stations
Delivers supplies and equipment to university buildings as required.
Works with other trades in maintenance, repair, and construction work under the supervision of qualified craft workers. May be temporarily assigned to a Grounds crew for peak maintenance periods or for special events needs (See Maintainer I - Grounds Job Description for possible assignment details)

Knowledge of the laws, rules, regulations, policies, procedures, specifications, standards and guidelines governing assigned unit activities
Knowledge of the state procedures governing the purchasing and requisitioning of supplies and equipment
Knowledge of the types and uses of small hand tools used in building maintenance such as pliers, hammers, wrenches, etc.
Knowledge of the standard procedures followed in the storage of building custodial and cleaning materials
Knowledge of the methods and techniques used for the security of buildings and property
Knowledge of the terminology and standard abbreviations used in groundskeeping
Knowledge of the proper care and maintenance of equipment used in groundskeeping
Knowledge of the types and uses of hand-held power tools such as chain saws, hedge trimmers, etc.
Knowledge of the techniques followed in weed control
Knowledge of the types and uses of pesticides
Knowledge of standard storekeeping methods and practices, including the receipt, storage, issuance and delivery of varied stock items including perishable goods
Knowledge of the proper storage methods such as palatizing, binning, etc.
Knowledge of the types and uses of materials handling equipment used in storekeeping
Knowledge of the standard methods and techniques for handling hazardous products and fragile, durable and perishable goods
Knowledge of the standard record keeping techniques and procedures used in storekeeping
Knowledge of the principles and methods of inventory control of supplies and equipment
Knowledge of standard procedures, methods and materials used in packaging materials and supplies for shipment
Knowledge of the various methods used in transporting goods, materials and equipment
Knowledge of the terminology, coding, symbols and standard abbreviations used in storekeeping
Knowledge of the methods followed in building custodial, maintenance, groundskeeping and storekeeping work
Knowledge of the types and uses of materials, tools and equipment used in building maintenance, groundskeeping and storekeeping work
Knowledge of safety practices and procedures followed in building maintenance, custodial, groundskeeping and storekeeping work
Skill in the use of small hand tools used in building maintenance such as pliers, hammers, wrenches, etc.
Skill in the use of hand held power tools, such as drills, chain saws and hedge trimmers
Skill in the use of a variety of motorized equipment such as snow blowers, lawn mowers, forklifts, dollies, rototillers, etc.
Ability to maintain accurate records

LICENSE AND/OR CERTIFICATION REQUIREMENTS:
Based upon assignment, possession of a current and valid Massachusetts Class 3 Motor Vehicle Operator's License.
REMARKS:
Ability to learn and adhere to university procedures involving the handling of cleaning agents, pesticides, or other potentially hazardous materials.
Ability to follow oral and written instructions and adhere to plans and specifications.
Ability to climb up to 60 feet on ladders, scaffolds and man lifts.
Ability to interact diplomatically with building occupants.
