The Business Manager will also responsible for the supervision and motivation of the onsite property team. Qualifications

  • A minimum of 1 year experience in onsite property management, including leasing and bookkeeping knowledge.

  • High school diploma or equivalent is required. Bachelor's degree is preferred.

  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.

  • Proficiency in Microsoft Office (Word, Excel).

  • Exposure to property management software and accounting software. Experience with Yardi is a plus.

  • Ability to review, understand and report financial information.

  • A comprehensive understanding of marketing techniques and budgeting.

  • Able to multitask and meet deadlines in a timely and organized manner.

  • Must be able to work a flexible schedule, including weekends.

  • Must be able to tour the community with clients, which includes walking the property and climbing stairs.

Responsibilities

  • Manage the financial performance of the property by overseeing rents, occupancies and expenditures.

  • Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.

  • Oversee resident relations, which includes taking resident phone calls, requests and concerns.

  • Ensure compliance with Lincoln Property Company policy, as well as federal and local regulations.

  • Manage, train and counsel onsite staff effectively.

  • Oversee daily leasing paperwork and proper completion of service requests.

  • Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual asset business plans and budget forecasts.

  • Additional duties as assigned.

Additional Requirements

  • A minimum of 3 years of Business Manager experience on a tax credit community required

  • Knowledge of Yardi is required

  • A valid driver's license is required

VIEW JOBS 9/13/2019 12:00:00 AM 2019-12-12T00:00 PURPOSE AND DESCRIPTION The Quality Business Analyst (QBA) is responsible for the interpretation of quality data to identify, investigate and resolve product or process disruptions and escalations in conjunction with the coordination of quality projects within the global Supply Chain organization. This position supports one or more of the key quality initiatives such as Quality Planning, Quality Deployment and Quality Improvement. The QBA is the direct daily support required to ensure that quality processes and tools are deployed and actively being worked. ESSENTIAL FUNCTIONS: Responsible for leading or coordinating projects, collecting, maintaining, and reporting data and summaries. * Generate, track and report quality metrics in specified areas * Create agendas, attend and lead meetings * Record notes and maintain action trackers * Identify potential or existing quality issues and recommend solutions * Develop and maintain databases to collect, store and summarize data * Lead projects as assigned by supervisor, using tools such as problem statements, project timelines and task registers * Assist development of standard work in assigned projects or areas of responsibility * Prepare presentations and convey information in a meaningful and concise format, and appropriate to the intended audience * Maintain necessary ISO related documents * Train quality team members on the use of analytics tools * Evaluate product and processes as required * Provide program updates during MBRs, QBRs and weekly action workgroups * Support and interact with internal and external customers as required OTHER FUNCTIONS: * Strong decision-making skills, critical thinking, problem-solving skills, root cause analysis * Strong organizational skills, able to multi-task and meet deadlines * Ability to work independently and as a member of a team * Ability to handle change * Other duties as assigned MINIMUM REQUIREMENTS: * (1)Skills/knowledge: * Expert-level computer literacy, especially with Microsoft Office applications including SharePoint, with emphasis on Excel and PowerPoint * Experience in the development and navigation of business integration systems including but not limited to Spotfire, Power BI, and SQL Management Studio. * Existing knowledge of the quality management systems and ERP systems * Utilization of statistical methods (E.g., Control Charting, Pareto and Variance Analysis) to identify potential quality issues and provide recommendations for solutions * Experience and education: * Bachelor's degree in a related area of study or 5 years' experience as a Quality Technician or related quality improvement role * Physical demands: While performing the duties of this job, the employee may spend 4-8 per day sitting and working at a computer. The ability to adjust focus, use hands to grasp, handle, reach or feel and sit for prolonged periods are needed for this position. Ability to receive detailed information through oral communication utilizing a headset. * Work environment: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
