SUMMARY

Provides overall support to Commercial, Retail and the National Lending Group. This position is responsible for payment processing, loan maintenance, credit disputes, and general ledger balancing. Incumbent has thorough understanding of all types of loans and other related requirements and independently acts to meet those requirements. Works under minimal supervision while supporting the Commercial, Retail and National Lending Group banking functions.

PRIMARY DUTIES/RESPONSIBILITIES:

This list includes the current primary responsibilities of this position. It is not intended to be all-inclusive and is subject to change, as needed, for the purpose of operational efficiency.

  • Books all new, renewed and deferrals/extensions of loans for indirect clients.

  • Processes all deferrals/extensions for direct loans.

  • Reviews quality assurance reports, performing necessary core related maintenance to ensure the accuracy of all data on the bank's core processing system.

  • Performs quality assurance editing of all new and renewed loans booked to core.

  • Processes all loan payments received by mail, email and wire transfer.

  • Handles all loan maintenance received by mail bag, email and by maintenance requests.

  • Responsible for setting up new ACH and/or AFT and special handling requests.

  • Disburse escrow funds and perform periodic escrow analysis, as required.

  • Prepares lien release requests received by email.

  • Pays invoices, VSI Contracts, PMI insurance, and force placed insurance.

  • Responsible for SBA reporting, GAP, coupon ordering and internal supply orders.

  • Provides general support to the business lines.

  • Prepares release documents for paid loans.

  • Balances loan related general ledger accounts.

  • Researches credit disputes, making any necessary corrections to core and updating client's credit bureau through E-OSCAR.

  • Handles both written correspondence and phone inquiries relating to loan processing issues.

  • Completes special projects as assigned by Loan Operations Management.

  • Performs other related duties as assigned.

QUALIFICATIONS

EXPERIENCE REQUIREMENTS:

  • At least two years experience in a loan operations environment or equivalent work experience

EDUCATION REQUIREMENTS:

  • High school degree required.

  • Excellent communication and interpersonal skills.

  • Proficient typing and computer skills (experience using Word, Excel, or other similar software).

  • Demonstrated ability to maintain complex spreadsheets.

  • Ability to read, comprehend, and evaluate detailed and/or complex documents.

  • Strong organizational skills.

  • Exceptional understanding of need to provide client focused service.

  • High level of flexibility and adaptability, enabling the individual to work in a fast paced and changing environment.

  • Strong team focus with ability to work effectively in a team environment.

SUMMARY Prepares and processes mortgage loan files from application through approval; assures compliance with bank, regulatory and investor guidelines and customer service standards; communicates with customers, internal staff, title companies, and the like to respond to inquiries and resolve problems; and obtains all necessary documentations required for the file. ESSENTIAL DUTIES Prepares loan files for loan submission to underwriting by inputting information into system, completing processing sheets, prioritizing documents in the file, and preparing and mailing all required loan disclosures. Provides training and guidance to Processors and new Loan Officers. Works independently reviewing and verifying each file to ensure all information is correct and current. Orders credit reports, title commitments, surveys, and appraisals from the appropriate party and reviews for acceptability prior to submitting for approval. Acts as a liaison between customers and all parties involved in the transaction and communicates with customers if any items are needed for loan submission and keeps them posted on loan status. Submits files through automated underwriting for approval and completed loan packages to appropriate underwriter for final approval and validation. Prepares approved loans for closing and coordinates closing with lenders, borrowers, and title companies to include the reconciliation of money collected and disbursed and the completion of data on the HMDA screen. Attends seminars, attends in-house training sessions, and/or reads mortgage publications to stay abreast of new loan product guidelines and processing procedures which including credit guidelines and underwriting requirements. Sends verifications for deposits, employment, installment loans, mortgages and rental, as required and participates in providing loan origination services as needed for customer call-ins. Requests additional information from title companies, builders, Realtors and others by phone, fax, or letter when needed and prepares and mails Adverse Action Notices and updates Loan Origination System (LOS). MINIMUM REQUIREMENTS Must have a High School Diploma or equivalency. State Licensing may be required by some states. Must have at least three to four (3 - 4) years of mortgage processing experience. Must have a working knowledge of FNMA and Freddie MAC guidelines and knowledge of VA and FHA. Must have a strong working knowledge of loan processing and closing policies, procedures, documents, underwriting requirements, governmental and agency requirements, terminology and automated processing systems. Must have a strong working knowledge of credit policies and approval processes. Must have strong analytical, problem solving, and organizational skills. Must have good interpersonal skills to work well with loan officers and customers. Must be able to work well under pressure and have excellent time management skills. Must have well developed ability to manage multiple tasks/projects and deadlines simultaneously. Must have good verbal and written communication skills. Must have a working knowledge of general office equipment. Must be able to type at least 60 WPM accurately. Must be able to work under sometimes stressful conditions while maintaining professionalism and enthusiasm. Must be able to lift 10- 20 lbs. of files or other loan documents.
