Position Summary

The Loan Officer plays an important role in the organization by performing a variety of activities directly related to the company's Production functions. The role is primarily responsible, under moderate supervision, for providing quality relations with borrowers through completing the origination processing of application, loan disclosure, review files for adherence to underwriting standards; ensuring completeness of submission to processing. Contacts borrowers to collect necessary documentation and act as a liaison between origination staff, underwriters and customers.

Essential Functions

  • Obtain an accurate and thorough 1003.

  • Collect supporting documentation from borrower:

  • 30 day paystubs

  • 2 years tax returns

  • Last 2 years W2's

  • Award letters, disability, trust income, etc.

  • LOE for Gaps in jobs

  • At initial contact with borrower provide needs list and complete application

  • 2 months bank statements

  • Obtain executed disclosures within regulations time frame.

  • Obtain accurate AUS findings.

  • Analyze credit report and financial scenario, determining appropriate loan product(s).

  • Determine (price) a profitable loan and communicate fees to ops team.

  • Submit a complete loan package to processing.

Note: Processing will not proceed without a complete loan file: Complete application, signed disclosures, at least 80% of what is required to obtain an UW approval.

  • Lock in rate.

  • Review CD to ensure fees and cash at closing are consistent with commitment to Customer:

  • Issue Lender Credit if needed

  • If loan out of balance, work with processor & branch manager to request subsidy

  • Resolve file problems, bottlenecks and qualifying issues throughout production and underwriting process.

  • Provide administrative support in the collection and preparation of submitting loan application with supporting documentation to processing.

  • Coordinate, create, track and distribute marketing materials.

  • Manage client and referral partner databases.

  • Answer customer inquiries involving rates, products and loan application status to ensure quality customer service.

  • Perform any other reasonable duties required by Guild Mortgage Company or Managing Loan Officer.

Qualifications

  • High school diploma or equivalent required.

  • At least two years of experience in Mortgage lending or related field.

  • Active NMLS License.

  • Ability to manage multiple priorities; strong detail orientation and highly organized.

  • Works with a strong sense of urgency and responsiveness.

  • Passionate about delivering excellence in customer service.

  • Demonstrated patience and professionalism when interacting with both internal and external customers.

  • Proficiency with data entry, PDF software programs, Microsoft Word, and Excel required.

  • Strong verbal and written communication skills.

Supervision

  • Intermittent to low supervision required, depending on experience

  • Physical: Work is primarily sedentary; mobility in an office setting.

  • Manual Dexterity: Frequent use of computer keyboard and mouse.

  • Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation. Regularly required to accurately perceive, distinguish and interpret information received visually and through audio; e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.

  • Environmental: Office environment - no substantial exposure to adverse environmental conditions.

VIEW JOBS 7/12/2022 12:00:00 AM 2022-10-10T00:00 Location: 1425 E 72nd Street - Tacoma, Washington 98404-3345 JOB BRIEF (PURPOSE) The Community Development Loan Officer (CDLO) is responsible for covering assigned retail bank branches on the origination of residential mortgage loans. The CDLO is expected to call on government sponsored entities and (private) not-for-profit housing agencies supporting low-to-moderate income housing interests and initiatives in the communities they serve. As directed, the CDLO may be expected to spend a portion of their day in each of their assigned branches each week. On non-branch day(s), CDLOs are expected to focus on business development activities which likely will take the employee outside of the branch and/or could occur outside of regular banking hours, which may necessitate a flexible work schedule. Any outside networking with outside referral sources should be handled in conjunction with the assigned branch partners as well as with the district Community Development Bank (CDB) Compliance Officers and/or CDB Compliance Regional Managers when possible. In addition, the CDLO should be involved in community/ outreach programs, as well as participation with local housing agencies and non-profits, grant providers, etc. The CDLO is expected to collaborate with the fulfillment department to meet the needs of our clients from the point of registration to closing. CDLO is expected to meet or exceed established sales, cross-sell, home equity and referral goals congruently with maintaining high standards of client satisfaction and quality. This position is expected to manage client referrals and cross sell opportunities ensuring all new customers are introduced to local branches. CDLO should maintain sales/originator systems and efficient work flows. ESSENTIAL JOB FUNCTIONS * Call on government sponsored entities and (private) not-for-profit housing agencies supporting low-to-moderate income housing interests and initiatives in the communities they serve in order to originate and process family residential real estate mortgage loans in accordance with KeyBank's Process and Product Guidelines. * Gather documents at the time of registering a loan and remain the point of contact with the customer during the duration of the loan. * Maintain high standards of client satisfaction and quality, and ensure sales/originator systems and workflows are efficiently controlled. * Manag client referrals and the cross sell process ensuring all new customers are introduced to local branches. * Responsible for knowing all Federal Regulations and bank policies. * As needed and in partnership with assigned branch partners, help with joint calls with potential clients to develop new business both in person and over the phone. * As needed and in partnership with assigned branches and CDB Compliance partners, the CDB LO is to represent the Bank in various community functions to further enhance its image and develop and promote additional business relationships. * Stay informed of trends and developments in the real estate market and mortgage industry. Develop and maintain in-depth knowledge of products and services as well as knowledge of competitors and competitive products. Branch Activities: * Meet with clients for mortgage opportunities as scheduled * Interact with all branch personnel * Interact with customer traffic. Make introductions and pass out business cards * Review Book of Business client profiles with retail partners to uncover mortgage opportunities * Discuss any cross sell opportunities discovered by LO * Review mortgage pipeline with Branch Manager and/or delegate, as directed by Branch Manager * Expedite loans in process by regularly reviewing pipeline, following up on documentation with borrowers, interacting with title companies, realtors, attorneys, etc. * Make outbound calls and engage in electronic communications to LMI centers of influence (COI) for business development Monthly Activities Huddle Meetings: Attend at least one Huddle meeting per assigned Branch and present a mortgage topic. Business Development Activities: Conduct at least 4 focused business development calls or appointments to "Low to Moderate Income (LMI) Housing COIs", including Realtors serving LMI areas, Non-Profit Housing Organizations, Local Housing Authorities, Community Development Corporations (CDCs), Churches, etc., often as a joint call with the regional CRA partner Mortgage Days: Conduct one Mortgage Day each month, rotating among assigned Branches. Schedule two weeks in advance for event promotion by attending a huddle meeting to announce date and discuss event and providing flyers to Branch for event promotion. Determine snacks to be provided if applicable. Production Reviews: Meet with the Branch Manager of each assigned branch to review mortgage production to goal results. Discuss and gain commitment on activities for success based on the annual mortgage production goal; what it will take to achieve; how many referrals are needed for each application, how many applications are needed for each closing. One on One: Meet with mortgage Sales Manager to review production results to goal and sales activities Note: When possible, CDLOs should participate in Key at Work meetings when opportunities align with the CDB initiative. REQUIRED QUALIFICATIONS * Minimum of three (3) years experience as a loan officer in 1st mortgage production * Demonstrated emphasis in Community Development Mortgage lending. * Bachelor's degree in business related field or equivalent experience. * Working knowledge of FNMA, FHLMC, FHA, VA, local state housing programs, TIL regulations, Equal Credit Opportunity Act, RESPA regulations, local and state real estate and finance laws. * Excellent written and oral communication skills and ability to work in a team environment. * Demonstrated strong customer service skills. * Proficient in sales and service skills; including tele-consulting, prospecting, networking and COI relationship management. * Strong financial acumen.
