Karya Property Management is looking for a Leasing/Assistant Manager to join one of our Dallas properties - Residence at Lake Highlands community.

We are seeking an experienced Assistant who has great customer service and communication skills, understanding of leasing principles, is strong in collections, and can assist the property manager on site in any other duties they may require. The successful candidate will effectively explore the market to identify opportunities and secure tenants.

Pay will range from $17-18+ per hour based off experience. The ideal candidate will have Onesite Knowledge and speak Spanish for the demographics at the property.

KPM Leasing/Assistant Property Manager Job Description

The Assistant Property Manager (APM) is responsible for supporting the property manager at the property that he/she is assigned to. APM duties include but are not limited to:

  • Timely collection of all rent, late fee, and utility payments
  • Generate delinquency and weekly property reports
  • Issue notices (3-day, lock out, etc.)
  • Prepare a list of potential evictions on the 9th of every month to submit to RPM
  • File evictions in a timely manner
  • Review lease expiration on a 90 day cycle and follow up with tenants on renewals
  • Provide support to lease units if required
  • Be familiar with and fulfill all tasks part of the leasing process (TAA agreement, leasing application process, addendums, screening process, approval criteria, etc.)
  • Reduce delinquency by performing timely walk-throughs of delinquent units and considering all necessary measures
  • Follow up on outstanding eviction cases
  • File Writ
  • Assist PM with any tasks necessary update daily system uploads in the absence of the PM
  • Present apartments, houses or other properties to prospective clients in a persuasive manner
  • Evaluate clients' requirements and financial prosperity to make personalized presentations
  • Provide accurate information on the different features of properties
  • Negotiate leasing terms and complete agreements
  • Ensure proper maintenance and inspect properties periodically


  • 3+ years of experience as an Assistant Property Manager, on a multifamily property
  • Bilingual in Spanish preferred but not required
  • Experience working with properties larger than 200 units
  • Strong experience with improving delinquencies
  • Great communication and teamwork skills
  • High School Diploma or equivalent required
  • Experience with Onesite Required
  • Professional and reliable

Salary range will depend on experience with PTO, Medical, Dental, Vision, & Basic Life Insurance. You will also earn bonus off of performance

Must be available to work throughout the week and weekend as needed.</strong></em><br></p><p>The Leasing Manager will be primarily responsible in managing and directing the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. <br></p><p><br></p><p><strong>Responsibilities:</strong></p><ul> <li>Ensures achievement of the community’s revenue and occupancy goals by directing the community’s marketing, advertising and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring the day-to-day sales and leasing activities. </li> <li>Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases. </li> <li>Develops advertising strategies, uses available technology to promote the community and communicate with potential prospects, and uses the Company’s property management software to generate sales and leasing reports to monitor results. </li> <li>Works with the maintenance team to ensure the physical aspects of the community meet the Company’s standards for overall appearance and safety, and develops activities and programs to enhance the salability of the apartments and community as a whole by regularly inspecting “ready” units for marketability, creating mini-models and using other merchandising techniques promote the apartment and community to prospective applicants. </li> <li>Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures. </li> <li>Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and accesses the Company’s internal resources as needed to support solution strategies. Makes presentations about marketing and leasing strategies and results to clients, owners, and other business managers. </li> <li>Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary. </li> <li>Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).</li> <li>Supervises the community’s leasing team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.</li> </ul><p><strong>Requirements</strong></p><ul> <li>5+ years of Leasing experience, preferably at large Multifamily properties</li> <li>Able to work weekends as needed</li> <li>Bilingual proficiency in Spanish a plus</li> <li>Working knowledge of Onesite, Ms Office, and Outlook</li> <li>Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.</li> <li>Proficiency in executing sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.  </li> <li>Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percent’s in order to complete financial records, budgets, and other fiscal reporting information. </li> <li>Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor subordinate and peer employee staff. </li> <li>Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances, including using Craigslist, Google and other search engines, and navigating the internet and websites. </li> <li>High School diploma, GED or an employment history that demonstrates the application and usage of a sales, marketing, internet and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.</li> <li>Trained in Fair Housing Law preferred</li> <li>Lead2Lease experience preferred</li> <li>Leasing Agent Certification preferred</li> </ul><p><strong>Benefits</strong></p><p>Salary range will depend on experience with PTO, Medical, Dental, Vision, &amp; Basic Life Insurance. </p> Karya Property Management Dallas TX
