Position Summary

The Leasing Specialist has the primary responsibility of coordinating all requests from military families with the property management team. In addition, this position is responsible for assisting in the daily leasing functions of the PPV housing office including, but not limited to, leasing homes to prospective clients, qualifying applicants, executing leases, maintaining resident files, monitoring Government compliance issues, assisting in the implementation of social programs and supportive services, meeting with resident groups, and otherwise assisting the Community Director and Community Manager in ensuring compliance with all Hunt Military Communities policies and Government compliance requirements.

Essential Job Functions

  • Coordinates all requests from military families with the property management team.

  • Perform all leasing functions including showing of vacant units, and timely execution of leases and renewals.

  • Qualify applicants in accordance with Government compliance requirements.

  • Coordinates move-in dates and pre-move-in inspections with the incoming military families.

  • Coordinate move-outs, pre-inspection, and final inspection for outgoing military families, to include calculating the charge for any damages to be billed to the resident, and delivery of the final utility bill (where applicable).

  • Receives and records service requests and disburses them to the appropriate maintenance director/assistant maintenance director (where applicable).

  • Ensure that resident file jackets and maintenance file jackets (if applicable) are properly maintained.

  • Perform routine market analysis reports.

  • Prepare and recommend advertising and marketing strategies as deemed appropriate.

  • Assist the Community Director and/or Community Manager in ensuring that the property follows the requirements and procedures identified in the property legal documents.

  • Assist in the organization and scheduling social events, educational classes, physical activities, and family functions for the community residents, which may result in working flexible hours.

  • Perform other duties and projects as assigned.

Education

Have a high school diploma (or equivalent), a Bachelor's degree in Business Administration, Property Management, or other related discipline is preferred.

Experience and Qualifications

  • High school diploma (or equivalent) required. Bachelor's degree in Business Administration, Property Management is preferred.

  • Strong customer service skills.

  • Previous Leasing Experience preferred but not required.

  • Experience working with computers and typical office software such as Email, Word, Excel, and internet browsers.

  • The ability to show houses which may include working in all types of weather conditions.

  • Previous experience in sales preferred.

  • Demonstrated ability to exercise good judgment and discretion in handling highly confidential information.

  • Strong written and verbal communication skills and proven ability to communicate clearly and professionally with individuals at all levels, internally and externally.

  • Ability to handle multiple priorities with tight deadlines in a fast-paced environment.

  • A high degree of professionalism and a strong work ethic coupled with a sense of responsibility and integrity required.

  • Ability to resolve problems independently and responsibility

This is a full-time position. Days and hours of work are standard business hours. Occasional evening and weekend work may be required as job duties demand.

Position Summary The Maintenance Technician will provide general maintenance to housing being rented to families. This position may also perform work to get rental unit ready during change of occupancy. As Maintenance Technician, you will be a valuable member of the maintenance team. You will be responsible for checking, troubleshooting, and making routine repairs in the following areas: air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance areas. Maintenance Technician personnel will frequently work outdoors in all weather conditions, as well as in attics, crawl spaces and other tight spaces depending on the maintenance requirement. Essential Job Functions * This position requires driving for the company using either a company vehicle, rental vehicle or their personal vehicle. * Respond to service requests regarding furnaces, air-conditioning systems, appliances, water heaters and solar collection tanks, disposals, general plumbing, carpentry, painting, and other required maintenance items, as may be required. * Maintain equipment such as tools, gauges, snakes, drills, etc., in ready repair. * Understand the proper use of equipment and chemicals and the use of personal protective equipment (PPE). * Follow and adhere to an established preventive maintenance program for all heating and ventilation systems and perform the required maintenance including replacement of filters, etc. * Assist in the make ready of vacated units including, but not limited to, painting, sanding, and varnishing, floor tile removal and replacement, ceramic tile replacement, dry wall repair, fixture repair and/or replacement, floor stripping, waxing, and polishing, window repair and/or replacement, etc., as will from time to time be required. Similar work as described above may also be required on the exterior of the home to make ready. * Perform emergency maintenance as required including sewage back-ups, water main and/or lateral breaks (dig to expose line, repair, and replace soil as needed), fires, other types of water leaks, appliance repairs, etc. * Ensure that unsafe conditions are corrected in a timely manner. * Reliable and dependable attendance and punctuality are essential for this position. * Perform other duties and projects as assigned. Education High school diploma (or equivalent) with training and or experience in the building maintenance trades. Experience and Qualifications * Have general knowledge of the maintenance trades such as HVAC, plumbing, electrical, and carpentry. * One to three years' experience in building maintenance. * Must have a valid driver's license and insurance. * Able to work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally. * Willing and able to work occasional on-call shifts. Position Type/Expected Hours of Work This is a full-time position. Occasional evening and weekend work may be required as job duties demand. Will be required to be on-call for after-hours emergency maintenance on a rotating basis. Work Environment Majority of the tasks associated with this position will be performed indoors; however, some duties will require the ability to function outdoors with exposure to seasonal weather conditions for short periods of time.
