Position Summary

The Leasing Specialist has the primary responsibility of coordinating all requests from military families with the property management team. In addition, this position is responsible for assisting in the daily leasing functions of the PPV housing office including, but not limited to, leasing homes to prospective clients, qualifying applicants, executing leases, maintaining resident files, monitoring Government compliance issues, assisting in the implementation of social programs and supportive services, meeting with resident groups, and otherwise assisting the Community Director and Community Manager in ensuring compliance with all Hunt Military Communities policies and Government compliance requirements.

Essential Job Functions

  • Coordinates all requests from military families with the property management team.

  • Perform all leasing functions including showing of vacant units, and timely execution of leases and renewals.

  • Qualify applicants in accordance with Government compliance requirements.

  • Coordinates move-in dates and pre-move-in inspections with the incoming military families.

  • Coordinate move-outs, pre-inspection, and final inspection for outgoing military families, to include calculating the charge for any damages to be billed to the resident, and delivery of the final utility bill (where applicable).

  • Receives and records service requests and disburses them to the appropriate maintenance director/assistant maintenance director (where applicable).

  • Ensure that resident file jackets and maintenance file jackets (if applicable) are properly maintained.

  • Perform routine market analysis reports.

  • Prepare and recommend advertising and marketing strategies as deemed appropriate.

  • Assist the Community Director and/or Community Manager in ensuring that the property follows the requirements and procedures identified in the property legal documents.

  • Assist in the organization and scheduling social events, educational classes, physical activities, and family functions for the community residents, which may result in working flexible hours.

  • Perform other duties and projects as assigned.

  • Maintain a positive customer service attitude.

  • Creatively formulate new ideas to ensure all events are meaningful, and support the overall goals of the community.

Education

Have a high school diploma (or equivalent), a Bachelor's degree in Business Administration, Property Management, or other related discipline is preferred.

Experience and Qualifications

  • High school diploma (or equivalent) required. Bachelor's degree in Business Administration, Property Management is preferred.

  • Strong customer service skills.

  • Previous Leasing Experience preferred but not required.

  • Experience working with computers and typical office software such as Email, Word, Excel, and internet browsers.

  • The ability to show houses which may include working in all types of weather conditions.

  • Previous experience in sales preferred.

  • Demonstrated ability to exercise good judgment and discretion in handling highly confidential information.

  • Strong written and verbal communication skills and proven ability to communicate clearly and professionally with individuals at all levels, internally and externally.

  • Ability to handle multiple priorities with tight deadlines in a fast-paced environment.

  • A high degree of professionalism and a strong work ethic coupled with a sense of responsibility and integrity required.

  • Ability to resolve problems independently and responsibility.

The SME acts as a technology integrator for incorporating cyber hardening concepts into existing and emerging technology programs into operational relevance in the Pacific Area of Responsibility. Efforts will focus on providing US Pacific Fleet (PACFLT) on Oahu and Pacific Missile Range Facility (PMRF) on Kauai with cyber research, development, integration and portfolio management for new capabilities and cyber hardening. This effort also includes capability integration into PACFLT exercises for testing, operational demonstrations and mission rehearsals. When presented with technological challenges, provides problem resolution and options based on thorough knowledge of PACFLT operations and tactics, techniques and procedures. Has the ability to think globally and strategically, as well as internally, utilizing complex quantitative and qualitative theory and principles to develop viable options. Under the general direction of the program manager, and within the scope of work derived from a general support contract for PACFLT, performs multi-faceted assignments requiring the analysis and synthesis of complex and advanced systems and projects. Understanding PACFLT networks, systems, and C4I systems and processes is critical in support of cyber teams, cloud transition activities, and certification and accreditation for multiple systems. Utilizes effective theory, concepts and principles in the design, development and implementation of analytic models and systems. A recognized expert in the PACFLT, PMRF, and PACOM communities and anticipates future requirements is desired. Individual will develop and evaluate plans for various projects or program activities to meet PACFLT requirements. Using SME knowledge assesses and recommends the feasibility of proposed approaches to solve C4ISR and Cyber problems. Possesses an expert knowledge of applicable operational mission areas and national defense requirements. Responsibilities * Provides policy and guidance recommendation to commercial and government senior level staff, based on thorough analysis utilizing "cutting edge" theory, principles and methods. * Operates in multinational, interagency, joint, and service-unique environments. * Applies extensive operational background and experience gained from military service and leadership roles, as well as operational proficiency in complex and advanced analytic theory and principles, during joint and combined operations at tactical, operational and strategic levels of warfare to solve current and/or future PACFLT and PMRF mission needs or to correct problem areas. * Initiates and develops operational ideas for Navy C4I systems and develops effective implementation schemes in the areas of cyber, cloud and virtualization technology, and accreditation.
