Manages and directs the community's marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

JOB DESCRIPTION

Essential Responsibilities:

  • Ensures achievement of the community's revenue and occupancy goals by directing the community's marketing, advertising and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of "ready" apartments, setting rent pricing and concessions, and monitoring the day-to-day sales and leasing activities.

  • Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.

  • Develops print and internet advertising strategies, uses available technology to promote the community and communicate with potential prospects, and uses the Company's property management software to generate sales and leasing reports to monitor results.

  • Works with the maintenance team to ensure the physical aspects of the community meet the Company's standards for overall appearance and safety, and develops activities and programs to enhance the salability of the apartments and community as a whole by regularly inspecting "ready" units for marketability, creating mini-models and using other merchandising techniques promote the apartment and community to prospective applicants.

  • Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.

  • Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and accesses the Company's internal resources as needed to support solution strategies. Makes presentations about marketing and leasing strategies and results to clients, owners, and other business managers.

  • Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.

  • Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

  • Supervises the community's leasing team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.

Required Licenses or Certifications:

  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions

  • Incumbents must have valid driver's license to drive a golf cart on property.

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. Coordinate Move-In information forms and resolve resident issues/concerns as necessary.</p><p>Essential Duties and Responsibilities include the following. Other duties may be assigned.</p><p>Meet and greet future resident(s) in a professional and enthusiastic manner.</p><p>Qualify future resident(s) by determining their needs, eligibility and desirability.</p><p>Follow Legacy Way of Leasing training</p><p>Take future resident(s) on community and apartment tours, using up-to-the-minute knowledge of vacancies and availability dates.</p><p>Have a complete knowledge of the apartment community. This should include knowledge of the surrounding area, schools, shopping, transportation, and any other pertinent neighborhood information.</p><p>Assist without reach marketing campaigns</p><p>Be able to provide information concerning the selling points of the apartment home, such as: the appliances, square footage, and possible furniture placement.</p><p>Maintain knowledge with the competition in the area. Provide marketing reports as designated.</p><p>Shop all competitors by phone weekly and in person monthly and assist with written market surveys</p><p>Know special features of Legacy Partners communities and refer future residents to other Legacy communities when appropriate.</p><p>Work with Business Manager, Assistant Business Manager, or Leasing Manager on the advertising and marketing plan for the community.</p><p>Explain application, lease and addendums in detail.</p><p>Completely check application through credit agency and other resources before submitting to Business Manger for approval.</p><p>Print or type and initiate all necessary move-in paperwork.</p><p>Inspect apartment and place move-in gift prior to new move-in.</p><p>Audit personal lease files for accuracy prior to move in and renewal.</p><p>Keep daily log of traffic, phone calls and follow-up.</p><p>Introduce new residents to management team and handle problems that may arise before move-in.</p><p>Receipt all deposits and application fees according to company procedures.</p><p>Properly label and store all monies received including rent.</p><p>Follow-up on any potential future resident that does not lease within 48 hours.</p><p>Meet lead management standards.</p><p>Check and comply with model set-up and care policies as designated by Business Manager.</p><p>Market Preferred Employers, Locators and Third Party Providers designated by</p><p>Business Manager.</p><p>Practice excellent customer service relations.</p><p>Participate in on-line reputation management</p><p>Work with all team members to maintain a smoothly run community.</p><p>Answer phones fielding future resident calls, resident maintenance problems and other resident concerns.</p><p>Work with the management team to resolve resident problems.</p><p>Maintain a professional attitude at all times.</p><p>Adhere to professional dress code.</p><p>Inspect the community on a daily basis to inspect the model and/ or vacancies for readiness.</p><p>Inspect the grounds and report any problems or concerns to the Business Manager and/or Service Supervisor.</p><p>Write Service Request when appropriate.</p><p>Deliver notices &amp; newsletters as needed.</p><p>Maintain general filing and office organization including ordering supplies, stocking drawers with necessary forms and desks with pens, pencils, etc.</p><p>Qualifications:</p><p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.</p><p>The requirements listed below are representative of the knowledge, skill and/or ability required.</p><p>Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p><p>Education/Experience:</p><p>High school education or equivalent; and one year of related experience and/or training; or equivalent combination of education and experience.</p><p>Language Ability:</p><p>Ability to read and interpret documents such as leases, addendums to leases, pertinent move-in/move-out paperwork and various Notices to residents such as Notice to Comply, 3 Day and 10-Day Notices.
