Job Summary

Position is responsible for representing MHHS as Landlord in master leasing and subleasing medical office space located in various greater Houston submarkets on and around Memorial Hermann Hospital campuses. Tenants and subtenants will include independent physicians, medical corporations, joint ventures partnerships as well as Memorial Hermann internal departments. The Manager of Leasing is required to attend in person, available space showings with various prospective tenants at all Memorial Hermann campuses and possible retail locations. This position will reports to the Director of Leasing.

Job Description

MINIMUM QUALIFICATIONS

Education: Bachelor's Degree or four (4) years of directly related experience in lieu of a degree required.

Licenses/Certifications: Texas Real Estate Salesman license or Certified Commercial Investment Member (CCIM) preferred.

Experience / Knowledge / Skills:

• Five (5) years of real estate leasing experience preferably in medical office/retail space.

• Five (5) years of retail/medical office construction process, preferred.

• Effective oral and written communication skills.

• Strong working knowledge of Microsoft Office.

• Basic Financial understanding of ROI, NOI, Real Estate operating expenses and Stark Law.

PRINCIPAL ACCOUNTABILITIES

• Participate in new lease transactions, which includes working with campus administrators to recruit and highlight campus medical office space.

• Manage Letter of Intent negotiation process with various prospects.

• Create and track accurate lease documents.

• Work with Director of Leasing, Associate Vice President/Vice President, Real Estate and with legal team through lease negotiations.

• Work with existing and new tenants through the leasing, space planning and construction process.

• Work with Legal to ensure Stark compliance.

• Work with existing tenant base to renew, expand or downsize current medical office space.

• Work with existing tenant base to expand offices into other submarkets where Memorial Hermann has a hospital campus.

• Increase overall knowledge of the Houston healthcare real estate market.

• Handle Memorial Hermann internal moves as requested.

• Manage marketing of each campus building to include email, mail outs, blasts, etc.

• Create marketing information for prospective tenants and brokers.

• Work with campus physician liaisons.

• Help as needed to ensure overall client satisfaction and company standards.

• Along with Director of Leasing, will create leasing projections for budgeting purposes, including base rent and tenant improvement dollars.

• Distribute information to supervisors on leasing and building tenant status.

• Track renewal percentage of existing tenant base.

• Develop fair market value (FMV) reporting, including year-end rental rate survey of competitor buildings for each market.

• Adhere to all Memorial Hermann policies, procedures, and standards within budgetary specifications including time management, supply management, productivity and quality of service.

• Promote individual professional growth and development by meeting requirements for mandatory/continuing education and skills competency; supports department-based goals, which contribute to the success of the organization; serves as preceptor, mentor and resource to less experienced staff.
