We, the LEDIC team are recruiting friendly self-motivated individuals with positive attitudes and a drive to succeed, to join our growing company. We are currently searching for a Leasing Manager to work at The Boulevard located in Memphis, TN.

DUTIES:

Ensures achievement of the property's revenue and occupancy goals by directing the property's marketing, advertising and sales activities, oversees on-site traffic, ensuring an appropriate inventory of rent ready apartments, setting rent pricing and concessions, and monitoring the day-to- day sales and leasing activities.

Responsible for prompt date entry of all prospect, applicant and lease information into the property management software including but not limited to leasing traffic, new leases, renewals, demographic information, move in and move outs.

Responsible for lease administration; preparing lease agreements, conduct file audits, ensure lease files are complete and orderly, submit to the Community Manager for review and signature.

Performs market analysis to be aware of competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.

Develops print and internet advertising strategies, uses available technology to promote the community and communicate with potential prospects, and uses the Company's property management software to generate sales and leasing reports to monitor results.

Works with the maintenance team to ensure the physical aspects of the community meet the Company's standards for overall appearance and safety, and develops activities and programs to enhance the salability of the apartments and community as a whole by regularly inspecting "ready" units for marketability, creating mini-models and using other merchandising techniques promote the apartment and community to prospective applicants.

Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.

Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports with the Community Manager to identify and resolve issues impacting leasing performance, and accesses the Company's internal resources as needed to support solution strategies.

Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.

Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

In conjunction with the Community Manager, supervises the property's leasing team, by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with the Company policies, values and business practices.

Performs other related duties as assigned.

QUALIFICATIONS:

A high school diploma or equivalent and professional knowledge of business discipline are required.
2+ years previous multi-family leasing experience is required.

We are currently searching for a Leasing Manager to work at multiple properties located in Memphis, TN. The variety of apartment homes available and the varying neighborhoods, locations, profiles, and availability will require someone who is self-motivated, organized, ambitious, and able to juggle multiple responsibilities. DUTIES: Responsible for prompt date entry of all prospect, applicant and lease information into the property management software including but not limited to leasing traffic, new leases, renewals,and demographic information. Responsible for lease administration; preparing lease agreements, conduct file audits, ensure lease files are complete and orderly, submit to the Community Manager for review and signature. Performs market surveys to stay current on competitive conditions, creating and implementing marketing avenues to maintain high occupancy levels, and works with community managers and corporate staff to ensure maximum performance at each property. Actively leads the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures. Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary. Because of multiple locations, reliable transportation is required with a good driving record. Mileage reimbursement will be a part of the compensation package. Performs other related duties as assigned.
