Manages and directs the community's marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.


Essential Responsibilities:

  • Ensures achievement of the community's revenue and occupancy goals by directing the community's marketing, advertising and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of "ready" apartments, setting rent pricing and concessions, and monitoring the day-to-day sales and leasing activities.

  • Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.

  • Develops print and internet advertising strategies, uses available technology to promote the community and communicate with potential prospects, and uses the Company's property management software to generate sales and leasing reports to monitor results.

  • Works with the maintenance team to ensure the physical aspects of the community meet the Company's standards for overall appearance and safety, and develops activities and programs to enhance the salability of the apartments and community as a whole by regularly inspecting "ready" units for marketability, creating mini-models and using other merchandising techniques promote the apartment and community to prospective applicants.

  • Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.

  • Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and accesses the Company's internal resources as needed to support solution strategies. Makes presentations about marketing and leasing strategies and results to clients, owners, and other business managers.

  • Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.

  • Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

  • Supervises the community's leasing team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.

Required Licenses or Certifications:

  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions

  • Incumbents must have valid driver's license to drive a golf cart on property.

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. VIEW JOBS 9/24/2022 12:00:00 AM 2022-12-23T00:00 <p>Overview</p><p>The Senior Sales Associate is responsible for leasing apartment homes to potential residents and always encouraging renewals while providing excellent customer service and mentorship to Sales Associates, in accordance with Holland Partner Group's Core Values.</p><p>Responsibilities</p><ul><li><p>Work closely with property leadership to ensure staff is trained, motivated, and functioning as an effective team.</p></li><li><p>Manage resident retention and lease renewal programs ensuring occupancy levels are maintained at company standards.</p></li><li><p>Review Competitive Market Analysis with Sales Associates and provide feedback for improvement.</p></li><li><p>Regularly inspect and provide recommendations on the Perfect Sales Presentation, SWOTS, Tour Decks, Goal Boards, Lead2Lease, vacant units, models, and office areas.</p></li><li><p>Review move-in files and confirm move-in activity, then work with the Property Manager to ensure effective communication and coordination between the property and HCSC.</p></li><li><p>Work with Property Manager on property reporting (i.e. SODA's and delinquency) ensuring that information is accurate and submission deadlines are met.</p></li><li><p>Participate in pricing and owner calls and lead investor tours providing informed and professional information as requested.</p></li><li><p>Responsible for the full cycle of leasing apartment homes, following the Point of Sale Process.</p></li><li><p>Assist Sales Associates in working through resident issues, involving the Property Manager if necessary.</p></li><li><p>Work with the Sales Team to increase property income, resident retention, and lease renewals, as well as encouraging sales on other income opportunities, through the Point of Sale Renewal program.</p></li><li><p>Collect security deposits, rents and all other funds associated with leasing and document each transaction properly in the community's management software system.</p></li><li><p>Maintain confidentiality of sensitive documents and information.</p></li><li><p>Participate in Market Surveys, Quarterly Competitive Market Assessments and Outreach Marketing activities to support the success of the property.</p></li><li><p>Maintain a positive relationship with all Sales and Maintenance staff to ensure excellent inside customer service, teamwork, and accountability.</p></li><li><p>Represent the community and Holland Partner Group in a professional manner at all times.</p></li><li><p>Conform to company apparel standards and set a positive example for all Associates.</p></li><li><p>Perform all other duties as directed and assist the overall team effort in any way possible.</p></li></ul><p>Qualifications</p><p>Education: High school diploma or equivalent is required. A college degree or related coursework is preferred.</p><p>Experience: Two to three years of customer service and/or sales experience required. Retail experience is preferred. Prior supervisory/leadership experience strongly preferred.</p><p>Knowledge, Skills and Abilities Required:</p><ul><li><p>Thorough knowledge of Landlord Tenant and Fair Housing Laws.</p></li><li><p>Excellent communications and organizational skills.</p></li><li><p>Ability to work in a mobile leasing environment.</p></li><li><p>Thorough understanding of and ability to train on Holland customer service and sales processes and expectations.</p></li><li><p>Skilled in Microsoft Word, Excel and Outlook.
