We are seeking a Leasing Coordinator to be located in our San Diego office. This individual will be detail-oriented, proactive and have strong oral and written communication skills.

Essential Duties and Responsibilities:

  • Ability to implement and research prospective tenants. Responsible for identifying and executing new tenant opportunities.

  • Assist sourcing local, regional, national and international tenants through multiple sources.

  • Communicate, interact and further develop beneficial relationships with the Company's tenants, universities, institutions, and other key community members.

  • Assist with property tours (i.e. investor, analyst, prospective tenant tours) and investor pitches, as needed.

  • Facilitate lease agreements (including the preparation and negotiation of LOI's)

  • Work closely with our marketing team assisting lease negotiations through execution.

  • Coordinate with brokers on property ads/marketing materials and ensure proper approvals.

  • Coordinate and maintain momentum on projects and events (i.e. rack progress on projects, schedule meetings/conference calls, maintain contacts with vendors, non-profits, collaborators, etc.).

  • Support strategic leasing initiatives for properties.

  • Assess market rents and price leases based on targeted returns, tenant profile and overall lease terms.

  • Organize necessary materials for meetings and projects.

  • Provide administrative and office support, as needed to the asset services group, international team and San Diego office. This includes but is not limited to: answering phones, scheduling meetings, ordering food and beverages, setting up conference calls, coordinating with third party vendors, etc.

  • Prepare weekly project status and performance reports.

Qualifications and Experience:

  • Practical working experience in leasing, marketing or real estate industry related fields

  • Demonstrated strong, independent leasing and management background

  • Experience with technical facilities is strongly desired

  • Previous experience in a Class A firm is highly desirable

  • Skills in negotiation strategies and techniques

  • Oral and written communications are critical and required with demonstrated interpersonal skills and ability to interact both internally with other Company members, and externally with prospective tenants, contractors, architects, consultants and other project team members

  • Working knowledge of all Microsoft Office Products, including Excel, Word, Outlook, Power Point and Access

  • Candidates should possess a professional image with proven customer service skills

  • Proven time management and organizational skills

  • Results oriented, extremely proactive and highly responsive with great attention to detail; strong and efficient work ethic

  • Excellent presentation skills

  • Ability to work overtime, as needed

Under direction of the Executive Director of Real Estate and the Director of Asset Management, the Senior Leasing Officer will represent the University as landlord for leasing selected campus spaces to top restaurant and retail operators, research institutes and entrepreneurs, and technology tenants. The position will also be responsible for negotiating and preparing license agreements and facility use agreements with third parties. Specific skills required for success are performing financial analyses, deal negotiations, legal contracting, coordination with the University's third party real estate brokerage teams, and on-going management of commercial real estate tenants as the landlord representative. This is a unique opportunity to play a vital role in the campus growth and transformation for one of the world's top-ranked public universities. Department Overview: Real Estate (RE) provides real estate services for the UC San Diego campus and UC San Diego Medical Centers multi-million dollar portfolio of University owned and leased property, public/private partnerships, property acquisition and disposition, and off-campus leasing. The Senior Leasing Officer's portfolio will include the management of 160,000K s.f. of retail space in operations, under construction, and in design as well as 60K s.f. of office and research space. RE is a comprehensive organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents of the University of California. The RE Department comprises functional units that include leasing as landlord and as tenant, licenses, fiscal management and administrative services, property acquisitions and dispositions, public-private partnership development and asset management. DESCRIPTION Uses advanced real estate skills to provide real estate services, analyses, negotiations, legal contracting and management of commercial real estate transactions. Provides technical expertise in conceptualizing, structuring, and developing proposals for real estate transactions. Leads negotiation efforts. Functions independently and is responsible for managing, implementing and permitting uses of University property by non-University entities, and uses of non-University owned properties by University entities, including but not limited to managing and/or implementing Real Property Licensing Programs, Telecommunications Licensing Program, Alternative Energy Licensing Programs, On-Campus Licensing, Off-Campus Licensing Program, On-Campus Leasing Program, Campus Retail Advisory Services, and compliance activities related to the foregoing programs. Manages and implements these functions which involve research, complex financial analyses, complex business and contract negotiations, contract document creation, and site improvement coordination with private, public and governmental agency representatives, business owners, property owners, developers, real estate brokers and attorneys. QUALIFICATIONS * Advanced knowledge of real estate principles and practices, methods and procedures used in competitive real estate transactions, including value analysis, and source selection techniques. Professional experience in commercial real estate practices and lease contract development. * Advanced knowledge of real estate law and contract interpretation, the California Public Contract Code and an advanced understanding of University's Business and Finance Bulletins and other relevant rules, guidelines, policies and practices. * Advanced knowledge and understanding of specific real estate assignments. Experience in conducting lease negotiations relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvement projects, finance and property management, and superior skills in lease negotiation and drafting of leases and legal documents. * High level of analytical, mathematical and decision making skills in order to analyze and interpret financial and legal contractual terms and draft formal contracts. * Advanced organizational and negotiation skills. Ability to effectively resolve financial and contractual issues and disputes. * Strong listening, political acumen skills and problem recognition, avoidance and resolution skills. Advanced interpersonal skills, including tact, diplomacy and flexibility to establish, interact and maintain working relationships with University departments, University administration, private industry representatives, charitable organizations and governmental agencies. * Demonstrated working knowledge of technical and engineering aspects of construction as used in tenant improvement projects and asset management. * Understanding of risk management, seismic, fire and other life safety and ADA compliance issues. * Demonstrated knowledge of economic and general accounting principles and practices. * Proficient computer skills, including production of complex legal contracts, and analyses including spreadsheets, databases and modeling applications, specifically for complex financial feasibility analysis, operating budget performance analysis and database development. * Excellent written and oral communication skills.
