We are seeking a full-time Leasing Consultant who will be under the direction of the Leasing Manager. This role will assist the Manager with all leasing activities such as: showing units, processing applications, and assisting with resident services and resident retention. Also takes direction from the property manager when assisting with management office functions. This individual performs customer service and administrative tasks necessary to provide responsive, courteous and efficient service to all individuals who come in contact with the management office.

Job Functions:

  • Markets vacant units to potential residents
  • Completes leasing process
  • Provides superior customer service
  • Assists with resident retention and services
  • Ensures the efficient operation of the management office

Schedule: Tuesday-Saturday

  • Offices are closed on Sundays.
    • This may be subject to change if vacancies rise at the property.

We are searching for a Director, Leasing who will be responsible for oversight and strategic direction for BioMed Realty's East Coast markets primarily focused in Cambridge and Boston MA. BioMed has approximately 6mm SF across these markets. The Director will lead leasing efforts for specific assets, gather market intelligence and oversee marketing reporting deliverables, assist with evaluating various markets for growth, provide input into the acquisitions/dispositions process and drive strategy for certain asset management initiatives. This individual will focus on the strategic real estate financial performance of the East Coast portfolio and provide oversight of brokers and other third party professionals. Responsibilities * Drive all leasing activities for certain assets from start to finish including identifying prospects, touring prospects, responding to RFP's, drafting letters of intent, spearheading lease negotiation efforts, managing required transaction consents, negotiating earlier tenant terminations, managing required lender and ground lessor consents, managing required notifications related to tenant encumbrances, etc. * Identify and analyze various scenarios for certain assets to ensure the company is maximizing value in acquisition and leasing transactions. This includes identifying possible outcomes, providing economics assumptions, reviewing transaction models and documenting a proposed business case for the desired outcome based on financial metrics. * Interface with the Investments team, regarding new acquisitions and dispositions process (including due diligence) as requested. Provide support and drive analytics to support new market evaluations. * Direct leasing and marketing efforts; review market studies, determine property rental rates, drive fair market rent review process, and implement strategic leasing plans. * Manage third party PR and communications activity, invent new ways to promote brand and activate portfolio. * Actively participate in industry forums, conferences and memberships in key civic organizations. * Proactively manage relationships with key stakeholders in the real estate community and frequently update senior management on new developments and activity within the market. * ·Establish and manage key relationships with tenants and key stakeholders in the real estate community such as consultants, contractors, brokers, other property owners/developers, and economic development agencies engaged in the industry. * Oversee and prepare certain market and portfolio information for quarterly board reporting and financing activity. * Provide market tours for tenant prospects, investors, C-level executives, senior management teams, lenders, government stakeholders and other key relationships. * Ensure compliance with company and department specific policies and procedures to help operate effectively. Skills/Experience * Master's or Bachelor's degree in Real Estate, Finance, Economics or Accounting or related required. * At least 7-10 years of experience in commercial real estate, with required experience working on a larger portfolio or having worked within an institution that provides significant training. Life science real estate experience is strongly preferred. * Must possess leadership, management and organizational skills to interface C-level executives within our tenant base and our company. * Strong business acumen with ability to negotiate legal and business agreements including development, financial and leasing agreements. * Experience preparing and reviewing cash flow projections and analyzing capital expenditure programs for repositioning strategies. * Ability to analyze and translate qualitative and quantitative data into strategic deliverables, business opportunities, and presentations. * Proven background and experience with portfolio planning, financial analysis, and location analysis. * Requires high level negotiation, interpersonal and communication skills. * Working experience with redevelopment and tenant improvement projects. * Ability to analyze and interpret budgets, leases and related documents. * Prior experience managing teams and developing effective working relationships with third party project management. companies, vendors, brokers, and tenants. * Ability to accept and learn from feedback and direction. Other * This role is a full time, in office job role with an expectation for the Director to be in the office or at a BioMed site five business days a week during normal business operating hours at a minimum (40 hours/week). Director role will be required to be available for certain work requirements beyond 40 hours/week and after normal business hours. Role may require work on certain weekend days. This nature of this role is transaction based to support leasing and acquisition process, driving the need for additional work hours on an as needed basis. * A key part of the Director role requires a strong network with tenants, industry peers, brokers, vendors, BioMed and Blackstone employees, etc. There is an expectation this Director role becomes the lead for certain key relationships, requiring leading/participating in work events after normal business hours (would estimate ~5-7/month minimum). * This role requires travel to oversee efforts for assets outside of the Cambridge/Boston market, including certain assets the company owns in New Jersey, New York and Philadelphia. The Company may grow into other regions outside of MA and the Director role is expected to travel to these markets to assess these opportunities and may need to oversee and lead leasing efforts for assets in these markets- estimated to be up to 25% of time, but subject to change based on growth of the Company.
