Overview

Responsible for developing marketing programs to generate prospective residents and for converting those prospective residents into actual residents; achieving occupancy goals for the property.

Responsibilities

1.Greeting and answering questions, both by phone and in-person from prospects and current residents in a professional and positive manner

2.Develop both print and internet marketing and advertising strategies

3.Daily follow-up on guest cards.

4.Participate in outreach marketing activities, distribute fliers, advertising and marketing materials.

5.Facilitate "move-in" process including touring models or vacant units, set-up of mini-models as needed, promoting the property and lease signing

6.Assist with application verifications

7.Oversee leasing renewals

8.Conduct marketing surveys, shop competitors where applicable and complete Marketing Reports

9.Conduct all business transactions in accordance with Michaels policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit reporting Act and all Federal and State laws



  1. Perform additional duties as assigned by management

Qualifications

Required Experience:

Two or more years' experience with Marketing/Leasing and Customer Service.

Required Education/Training:

High School Diploma required, any college level marketing course work preferred.

Required Skills and Abilities:

Must have excellent communication and organizational skills

Must be creative with regard to developing innovative and effective marketing presentations, but must also be detailed oriented regarding applications, verifications and compliance.

Working Conditions:

Primarily an office position, but must have the ability to take prospective residents to tour models and vacancies as well as distribute fliers and advertising materials.

Must be able to work a flexible schedule, including evenings and weekends when required.

This is a full time position located in sunny Palmdale, CA.</p><p>If you are intrigued by this opportunity keep reading below.</p><p>Essential Functions:</p><ul><li><p>Read and interpret blueprints.</p></li><li><p>Lay out articles, cut parts or materials to size and apply liquid or solid bonding agents.</p></li><li><p>Understanding of ply orientations and vacuum bagging processes</p></li><li><p>Operate autoclave, hydraulic presses, and ovens to complete bonding cycle.</p></li><li><p>Control conditions of heat, pressure, and timing by setting and operating various controls according to the specifications for the materials and the bonding agent being used.</p></li><li><p>Sands, burrs and smooth over areas, applying sealing resins to cut or exposed edges.</p></li><li><p>Monitors and verifies quality of finished product. Completes repairs on composite, metal or laminate bonded products using inspection and rework instructions.</p></li></ul><p>Basic Qualifications:</p><ul><li><p>High School diploma or GED</p></li><li><p>Minimum of 3 months of composites experience in an aerospace, military, manufacturing and/or maintenance environment OR AFAB students must have a minimum of 3.0 or higher GPA upon completion of Aircraft Fabrication courses OR A&amp;P certificate courses</p></li><li><p>Must be able to perform moderate strenuous physical and repetitious work to include: bending, stooping, kneeling, lifting up to 25 pounds, and working overhead.</p></li><li><p>Must be able to access small confined spaces and work in an enclosed environment.</p></li><li><p>Ability to obtain and maintain a DOD Secret or Top Secret Clearance as well as Program Special access within a reasonable period of time, as determined by the company to meet its business needs.
