Position: Lead Operating Engineer

General Description: The Lead Operating Engineer is responsible for supervising and directing a team of maintenance personnel in the installation, repair, and maintenance of all base building and critical system machinery and equipment. This individual will oversee the daily activities of the operating team, ensuring efficient operations and adherence to company standards.

Target compensation range: 30 - 32/hr

Principal Job Duties and Responsibilities:

  • Supervise and direct the maintenance staff, ensuring proper execution of assigned responsibilities.

  • Monitor performance and provide guidance and support to the team as needed.

  • Coordinate and schedule maintenance activities, minimizing disruption and inconvenience to building occupants.

  • Conduct inspections and assessments to identify malfunctioning equipment and determine corrective actions required for optimal functioning.

  • Facilitate root cause analyses and implement appropriate measures to prevent recurring issues.

  • Demonstrate and promote proper use and care of tools and instruments, providing hands-on instruction in maintenance, safety, and troubleshooting procedures.

  • Develop and recommend training initiatives to enhance the team's technical skills and overall professionalism.

  • Implement and oversee a comprehensive preventative maintenance program, ensuring timely and effective completion of tasks.

  • Manage the procurement of necessary parts and equipment for repair, maintenance, and installation projects.

  • Coordinate and supervise contracted maintenance work, ensuring compliance with established timelines and expectations.

  • Comply with company policies and regulations regarding the safe storage, usage, and disposal of hazardous materials.

  • Maintain a clean and safe workplace, adhering to established safety protocols.

  • Assess facilities for repairs and improvements, providing recommendations for inclusion in the annual budget.

  • Ensure the availability of an adequate inventory of tools and supplies, coordinating procurement processes and conducting regular inventory checks. Identify and implement cost-saving actions related to energy or utility consumption.

  • Perform additional duties as assigned or requested.

Position Specifications:

  • Education: Minimum high school diploma with additional trade or vocational schooling in relevant areas such as electrical, plumbing, refrigeration, or HVAC.

  • Experience: 5+ years of experience in a similar role, preferably in commercial real estate or facility management.

  • Special Knowledge and Skills: Strong knowledge and experience in HVAC, electrical systems, plumbing, and mechanical systems. Proficiency in multiple craft areas is desirable.

  • Personal Characteristics: Excellent interpersonal and communication skills, both oral and written. Strong leadership qualities and the ability to effectively manage a team. Demonstrates a high level of professionalism and customer service orientation.

  • Technical Skills: Proficient in computer applications such as MS Office and email. Familiarity with Computerized Maintenance Management Systems (CMMS), preferably "Corrigo," and Building Automation Systems (BMS).

  • Performance Review: Internal candidates must consistently meet or exceed performance expectations.

Job Requirements:

  • Visual inspection of machinery and buildings.

  • Ability to frequently walk up and down stairs for inspections and emergency procedures.

  • Valid US Driver's License.

  • Ability to climb ladders up to 40 feet and lift heavy objects repeatedly.

  • Ability to detect emergency alarms (auditory and/or visual).

  • Equipment inspections may require kneeling or bending to reach inaccessible areas.
