POSITION OVERVIEW & PURPOSE The Lead Maintenance Technician assists the Maintenance Supervisor with oversight. Performs technical and mechanical work that ensures the properties meet the Company's standards for safety and overall functionality.

This position is responsible to lead technicians through all day-to-day operation of all building equipment, including mechanical equipment, maintaining records, and responding to resident requests. This position will also perform repairs and assist in the overall maintenance of the interior and exterior of the property. ESSENTIAL DUTIES & RESPONSIBILITIES Utilize your skills and experience to help troubleshoot and resolve a variety of issues with plumbing, electrical, HVAC, boiler systems, flooring, windows and more.

Act as stand-in supervisor in the absence of the Service Supervisor. Provide leadership, coaching, and feedback to team members, and ensure that all required tasks are carried out. Maintain a professional and calm demeanor.

Support the management team with any supervisory-related requests. Assist with delegating and organizing resident service requests amongst the maintenance team daily. This includes completion of service/management requests by the Lead Maintenance Technician.

Use Service Requests and schedules to increase efficiency, keep track of, and organize the service teams' daily responsibilities. Supervisor's requests and emergencies should be top priority. Regularly inspect and ensure that necessary common area repairs are made throughout the community.

Assist with oversight of the property's make ready process. This includes monitoring of make ready progress on the make ready tracker. Provide frequent coaching to make ready technician and recognize successes.

Identify and correct any hazardous property conditions, repairing immediately, when possible. Report all hazardous conditions to supervisor. Ensure that all safety logs (i.e. pool, snow removal, and emergency phone logs) are completed as required, and that any deficiencies are promptly addressed.

Regularly inspect and ensure that all workstations are kept free and clear of potential hazards. Discuss your findings and provide feedback to team members as necessary. Always maintains awareness of equipment conditions, performing repairs as needed.

Monitor inventory of property maintenance supplies. Communicate replenishment requests to Maintenance Supervisor in a timely manner. Assist with the coordination and timely completion of preventive maintenance on property equipment and apartment homes.

Assists with the implementation of safety procedures, equipment, and protective clothing requirements as required by OSHA, etc. Assist with implementation of the Global Harmonization System (GHS),including maintaining Safety Data Sheets (SDS), labeling, storing, and handling of materials, etc. Attendance and punctuation are essential job functions for the Lead Service Technician.

You will be required to report to work as scheduled and expected to arrive on time, daily. Assist with recruiting and interviewing potential candidates as needed. Encourage and communicate further education opportunities to team members.

Assist with onsite training. On call policies and procedures are required. When there is an inch of snow accumulation or more, it is required to shovel snow.

Holidays are not excluded from snow removal duties. May be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs. SUPERVISORY RESPONSIBILITIES Directly oversees maintenance technicians' day to day operations Stand-in supervisor during Maintenance Supervisor's absence KNOWLEDGE, SKILLS, & ABILITIES Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.

Ability to appropriately prioritize and manage multiple requests at once. Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently. Ability to climb ladders General knowledge of hand and power tools.

Must own basic hand and power tools. General knowledge of electric, plumbing, HVAC, flooring, mechanical and carpentry Strong customer service required. Position requires moderate level of verbal and written communication.

Able to multitask, and prioritize and maintain a professional demeanor in stressful situations Ability to meet attendance requirements Ability to effectively prioritize workload and schedule Organized, detailed, reliable approach to duties and communication. Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently. Strong ability to direct large teams.

QUALIFICATIONS & COMPETENCIES BASIC High School Diploma or equivalent 2 - 4 years' experience as a maintenance tech or comparable experience Must be able to provide proof of eligibility to work in the U.S Understanding of Fair Housing laws Physical Requirements: % of Work Time Must have the ability to remain in a seated position. 20% Must have the ability to speak and hear clearly. 100% Must have the ability to lift office products and supplies, up to 50 lbs. 80% Must have the ability to stoop, kneel, bend and reach. 100% Must have dexterity to use and manipulate hand and power tools 50% PREFERRED Certified EPA Certified CPO Relevant industry or accounting experience preferred Direct oversight of maintenance and make ready process experience preferred. Continuing education or college degree preferred TRAVEL None WORKING CONDITIONS & PHYSICAL REQUIREMENTS Duties are conducted indoors in environmentally controlled conditions, and outdoors in many weather conditions. Due to current and potential future local, state, and federal government orders concerning the COVID-19 pandemic, working conditions may be adjusted as necessary to provide employee safety and comply with applicable ordinances.

The company is considered an "essential service," and in person work may be required. The company will take all possible measures to increase employees' safety. COMPENSATION WAGES This position is paid hourly in a range of $25.00 to $28.00/hourly.

Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position. Potential additional compensation includes - 5% potential annual bonus based off base salary. BENEFITS Employee benefits include:
