Responsibilities

  • Maintain building and grounds in a clean, safe, sanitized and orderly manner • Maintain and repair functions of the facility as determined by the manager • Provide training and mentoring to new and existing staff.• Assist Engineering personnel as needed• Take care of tools and equipment; report any tools found to be unsafe or broken immediately to the manager • Perform all tasks generated by the work order system and document all work performed as required. • May receive written requisitions or verbal instructions.• May assist in renovating apartments and ensure all work is completed on time • Handle general carpentry duties such as wallboard repair, countertop/cabinet replacement, window and glass repairs, finish carpentry, door and lock repair, ceramic tile repairs, vinyl floor, cove and wall base installation, etc. independently • Assist with repairs and replacements related to faucets, toilet and sinks • Repair general electrical issues such as replacements and repairs of outlets, switches, smoke detectors, appliances, etc. • Provide general maintenance service to facility personnel, i.e., assemble furniture and accessories• Work with manager on preventive maintenance schedule and tasks• Conduct periodic apartment inspections• When assigned, remain on-call during the on-call period• May need to be available for snow removal and shoveling, and on site during snowstorms or any other seasonal or weather related emergency situation • Respond to resident emergencies • Ensure that residents, patients, and families receive the highest quality of service• Provide proper spare parts inventory to support appliance repair, electrical, plumbing and carpentry needs and maintains par levels and cleanliness of stock room areas • Prioritize urgency of work requests and complies with work order procedures• Safely operate maintenance vehicles • Operate a variety of power and hand tools• Maintain work area and equipment in a safe, clean and orderly condition, and follow standard and prescribed safety regulations• Respond to all facility emergency codes that apply to Engineering• Assist with all other duties as assigned by direct manager or Director.• Reports any equipment found to be unsafe or broken to supervisor. • Put Customer Service first: Ensure that residents and families receive the highest quality of service in a safe, caring and compassionate atmosphere which recognizes the individuals' needs and rights• Participate in scheduled department meetings• Maintain the confidentiality and security of all facility, patient, and resident related information• Maintain professional appearance at all times• Other duties as required.

Required Qualifications

  • High School diploma or equivalent• Valid Mass Driver's License

  • Minimum of 7 years of experience in facility maintenance and repair• Experience in 1 or 2+ specialized areas such as HVAC, plumbing, electrical, carpentry. (no license required)

  • Proficient in the English language both written and verbal

  • Experience in a lead role or supervisor• Excellent attention to detail, organization, customer service, interpersonal, communication and time management skills

  • Must use good judgment and be respectful of residents' and patients' privacy• Ability to work independently and as a team player • Ability to follow directions and procedural guidelines accurately and in a timely manner• Ability to work independently, follow through on assignments, and identify potentially more effective methods of work operation• Ability to make appropriate job decisions following standard department policies and past precedents• Proficient with work order systems, email, Microsoft word, printers, scanners.
