Summary

Under general supervision, is responsible for performing duties and supervision over personnel assigned to servicing and performing preventive and corrective maintenance. Exercises direct supervision over assigned crew.

Duties and Responsibilities

  • Supervises, schedules, and may participate in the activities of skilled and semi-skilled workers assigned to perform maintenance, testing, repair, and installation functions

  • Supports supervisor in accomplishing tasks while referring uncommon personnel or technical issues to the supervisor

  • Provides protective safety equipment and ensures it is safe and operational; checks work site for safety hazard, and reports to supervisor

  • Inspects work in progress and upon completion to evaluate performance according to instructions; performs inspection of equipment, structures, and systems for proper, efficient, and safe operations

  • Provides daily reports both verbally and in writing of work needed, accomplished or in progress

  • Performs all maintenance to ensure the highest level of efficiency without disruption to County business

  • Maintains, repairs, or replaces building components; fans and motors, sheaves, pumps, roofs, lighting circuits, as well as audio visual and electronic equipment

  • Oversee the computerized maintenance management system (CMMS) usage and reporting related to the preventive maintenance program; maintains preventive maintenance and service records, and prepares progress reports

  • Maintains inventory of parts and equipment; orders parts and equipment as necessary

  • May supervise other maintenance and landscape functions

  • Performs related duties and fulfills responsibilities as required

Minimum Qualifications

  • Graduation from High School or General Education Development (GED) certificate, and six (6) years' experience in commercial building equipment repairs and maintenance; or an equivalent combination of education and experience

  • Considerable knowledge of commercial building equipment repairs and maintenance including plumbing, electrical work, carpentry, electronics and HVAC systems; considerable knowledge of all related tools and equipment; good knowledge of safety standards and practices

  • Skill in prioritizing assigned duties and evaluating the work of personnel; skill in operating all related tools and equipment

  • Ability to perform a variety of maintenance functions; ability to interpret, illustrate, and apply regulation codes and rules; ability to interpret sketches, blueprints, shop drawings, and work orders and relay critical information to other personnel; ability to read and follow instructions; ability to calculate time and material estimates; ability to exercise independent judgment when necessary; ability to establish and maintain effective working relationships with co-workers, County employees and outside agencies

  • Must possess and maintain a valid Texas driver's license

  • Must secure and maintain a favorable background investigation and clearance

  • Must clear a pre-employment physical and a pre-employment drug screen test

  • Must be able and willing to attend training at department's discretion

  • May be assigned to any or various county facilities

  • Required to be on call 24/7/365

  • Required to work rotating shift

  • May be required to work more than 40 hours during the workweek

  • When required, shall work extra hours, holidays, weekends and other shifts

Preferred Qualifications:

  • Familiar with computerized maintenance management systems, Microsoft Word and Excel

Working Environment and Physical Demands:

  • Working conditions are primarily indoors with occasional outdoor exposure

  • May be required to work in jail environment

  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions

  • Work involves moderate exposure to unusual elements, such as damp/wet surfaces, extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises

  • Frequently moves equipment weighing up to 25 pounds, occasionally moves objects weighing up to 100 pounds

  • Will frequently communicate with co-workers; must be able to exchange accurate information

  • Frequently moves about buildings

  • Constantly positions self to perform essential functions

  • Constantly operates tools and equipment
