The Role

As a Lead Maintenance Technician, you will be responsible for keeping the apartment complex up and running. This includes general repair, maintenance updates, and at times, more complex tasks such as troubleshooting and correcting HVAC and electrical needs.

You Have...

  • 3+ years of experience in apartment maintenance or a related field

  • Ability to identify and troubleshoot common problems related to:

  • Electrical

  • Plumbing

  • Appliances

  • HVAC (CFC certifications required - or willingness/desire to learn)

  • Knowledge of maintenance safety procedures

  • Desire to help people

  • Positive attitude and mindset

The role is responsible for maintaining the physical asset through preventative programs and resident work order requests, or at the direction of management. What's in it for you? * Medical, Dental and Vision Coverage * Prescription Drug Programs * Company Paid Life and AD&D Insurance * Short- and Long-Term Disability Insurance * Life Insurance for Associate and Family Members * Paid Vacation, Sick Days, and Holidays Key Features of your Day * Effectively handle resident service requests and work orders * Ensure vacant rooms are market-ready; perform "final walks"/move-in inspections * Participate in the up keep of common areas and community facilities * Oversee building systems and diagnose problems, including fire/life safety programs, plumbing, electrical and HVAC, as well as interior and exterior public spaces. * Develop and execute preventative maintenance schedule; conduct routine inspections of electrical, safety, plumbing and environmental systems as needed and/or required * Keep current on all applicable building codes, safety standards, OSHA, etc. to maintain a safe and stable operation of the property * Coordinate and oversee outside contractors and vendors for repair work not handled internally ensuring satisfactory completion * Ensure all work orders and projects are completed in a timely manner by monitoring associates work, assisting team members with tasks and completing own tasks and projects * Ensure maintenance budget is maintained and monitored to control monthly expenses and review budget with Property Manager on a regular basis * Purchase maintenance supplies and maintain par stock levels, maintain storerooms in neat and orderly fashion and pick-up and/or deliver parts and supplies for required maintenance repairs * Assist at other local facilities and be on call for after hour request or emergencies if needed * Maintain professional appearance and attitude at all times Best Candidates will Have * 3+ years hands-on experience in residential building operations and maintenance * Knowledge of OSHA and EPA, regulations and guidelines * Strong organizational skills, verbal communication skills, comprehension skills, attention to detail, and a high level of customer service * Industry certification/training for HVAC, OSHA, electrical, plumbing, and building control systems preferred * Must be available to work off-hours and weekends Join our amazing team today!
