What this job involves

  • The Lead Maintenance Mechanic Technician provides support for assigned buildings and manages team on maintenance Technicians and Mechanics. This role has responsibilities which include preventive maintenance (PM), emergency response, general maintenance, carpentry, plumbing systems, and HVAC systems. The Lead Maintenance Mechanic Technician must be able to perform the repair, maintenance, restoration, and replacement of various building operational components independently and with team support.

What is your day to day?

  • Lead and manage work for Maintenance Technicians and Mechanics.

  • Manage onsite vendors in the performance of their services onsite.

  • Follow all safety policies and procedures, maintains strict attention to detail when working on job.

  • Performance of ongoing preventive and repair work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and components.

  • Utilizes CMMS work order system to manage the timely completion of all preventative and corrective maintenance assignments.

  • Repair/Replace/Install ceiling tiles, carpet tiles, floor tile, etc.

  • Minor plumbing including unclogging drains, water leaks, etc.

  • Minor HVAC including filter and belt change, etc.

  • Minor electrical including lamp replacement, etc.

  • Perform assigned facility rounds and due diligence efforts by being proactive; reporting on conditions impacting satisfactory client occupancy and operations; entering work orders for resolution.

  • Be a member of the operations team in the maintenance and repair of building components and equipment.

  • Provide best-in-class customer services to all Tenants and Agencies.

  • Recognize danger and safety hazards and propose methods to eliminate them.

  • Escorting vendors onsite to perform routine preventative maintenance or repairs.

  • Must be willing and able to support any after-hours building related activity as required.

  • Ensure that work is performed efficiently with a minimum amount of disruption and inconvenience.

  • Maintains a clean and safe working environment.

  • Must complete all required safety trainings as scheduled and on time.

  • Other tasks as assigned.

Required

  • High School Diploma or equivalent

  • Proficiency and understanding of the machinery, equipment, and systems specific to the bio-pharma industry. This includes knowledge of complex mechanical, electrical, and automation systems.

  • Ability to diagnose equipment malfunctions and identify the root cause of technical issues, using critical thinking skills and knowledge of industry best practices.

  • Experience in developing and implementing preventive maintenance programs to ensure equipment reliability and minimize downtime. Capability to perform corrective maintenance as needed.

  • Familiarity with maintaining equipment and facility operations in compliance with applicable regulations and standards such as GMP (Good Manufacturing Practices) and FDA (Food and Drug Administration) guidelines.

  • Deep understanding of safety protocols, including lockout/tagout procedures, personal protective equipment (PPE) usage, and working in controlled environments such as cleanrooms.

  • Ability to lead a team of maintenance technicians, providing guidance, coaching, and effectively managing resources. Strong communication and interpersonal skills are essential for coordinating with other departments.

  • Proficiency in maintaining accurate records of maintenance activities, including logs, equipment histories, and work orders, to comply with regulatory requirements and facilitate future maintenance planning.

  • Proactive approach towards identifying opportunities for efficiency gains, process optimization, and cost reduction in maintenance operations.

  • Willingness to stay updated with industry advancements and technologies, and ability to train and mentor junior technicians.

  • Effective communication with internal stakeholders, including engineers, operators, and management, to relay information about maintenance activities and equipment status.

  • Team player, self-starter, good interpersonal skills, ability to communicate effectively both verbal and written.

  • Position requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping and making repetitive hand movement in the performance of daily duties.

  • Ability to lift, carry and push equipment, supplies and other job-related items weighing 50 pounds or more.

  • Effective use of Microsoft Office products (Outlook, Word, Excel), Computerized Maintenance Management System (CMMS), and other internet-based software.

  • Ability to arrive on site for emergency service response within 45 minutes.

  • Ability to be in an on-call rotation.

Preferred

  • Previous leadership experience.

  • Previous vendor management experience.

  • Associates or higher degree from a vocational school or college with a focus in the Mechanical or Electrical field.

  • 5+ years of experience working with plumbing, HVAC systems.

  • 5+ years of experience with electrical and/or electronic principles, National Electrical Code (NEC), and industrial electronics.

  • 5+ years of experience conducting preventative maintenance.

  • 5 + years of experience reading blueprints and schematics.

  • 3+ years of work order management.

  • Experience with a Computerized Maintenance Management System (CMMS).
