Job Summary:
Under broad supervision, functions as a work leader for a variety of maintenance lead services, effectively handling the general maintenance needs on the Structural Maintenance and Repair Team (SMART.) Supervises four (4) regular employees and upwards of eight (8) individuals who are performing community service through the judicial system. Ensure the safety and upkeep of facilities, systems, and environment to support effective learning, living and working environment for students, staff, faculty and others. Incumbent works independently, without direct supervision while performing cycle maintenance operations. Oversees paint inspections on Lowell Campus. Assures paint schedules are met. Supports Locksmith during peak season.

Major Duties and Responsibilities:
Essential:
20% Inspect facilities, order materials, and coordinate, schedule and supervise the activities of four regular workers, work study students, temporary workers and Community Service workers (auxiliary workers) assigned to the Physical Plant in the performance of a variety of maintenance services inclusive of painting. furniture repair, and landscaping maintenance (grounds keeping, snow removal, general clean up.)
40% Update facility computer work order system upon job completion.
10% Performs and schedules regular general interior maintenance and repairs for 13 buildings on Regis Lowell Campus. Performs repairs on building structural and utilities systems including roofs, walls, flooring, and ceiling systems. Performs maintenance and repair on all building walls, doors, carpet, floor tile, base, ceiling tile, furniture, dispensers, mirrors and glass. Service and repair water lines, sewer lines, storm drains, faucets, flush valves and toilets. Assess cost for repair and communicate to Building Systems Manager. Monitor all building and mechanical system during times assigned.
5% Performs routine maintenance inspections on wall surfaces. Supervises and schedules painter to perform work on contract painting requirements. Records and schedules future painting requirements to establish cycle maintenance schedule for painted areas.
10% Assist in performing snow removal activities as needed.
10% Make and install engraved laminated/plastic interior signage as needed.
5% Provide timely administrative documentation to support completion of Community Service hours worked. Also monitors time sheets for permanent personnel l. Record required/pertinent information through computer conduits regarding service or planned maintenance, ensuring that the information is clear and understood by Building Systems Manager. Performs basic and electronic lock shop repairs and assistance to Locksmith during peak times or emergency. Needs. Assumes integrity of lock _fil's tems are maintained during this time. Performs related duties as necessary to support the Regis mission.

Education:
Experience:
Minimum of five (5) years hands-on experience in a trade, such as carpentry, painting, plumbing, locks or related.
Five (5) years' experience as a crew leader.
Knowledge of proper use and maintenance of hand and power tools related to job functions.
Problem solving skills and sound judgement.
Must possess a valid Colorado driver's license and be insurable through Regis University vehicle coverage.
Other:
Working conditions are normal for an office environment. Work may require occasional weekend and/or evening work. Some local, regional, and/or national travel is required.
