Responsible for the daily operation of assigned buildings. Provide overall direction and coordinate maintenance work orders/projects. Ensure all work is done safely in accordance with company procedures and safe work practices and is consistent with Service Promise standards:

  • prompt and courteous response (within 2 hours and no more than 24 hours)
  • fix the problem on the first attempt

Facilitate team meetings and effectively communicate with the building Real Estate Manager and Regional Engineer.

Initiate and lead maintenance projects as identified in individual work plans meeting budgetary and timeline requirements.

Receive, prioritize and delegate work orders to maintenance technicians; Technical and building system guidance, and training.


  • Receive and prioritize work orders. Delegate work orders and follow up to ensure work is completed according to Service Promise standards.

  • Ensure that high standards of safety are consistently practiced. Ensure compliance to company safe work practices. Provide safety training to new and existing employees as required.

  • Review and monitor assigned buildings on each visit utilizing the maintenance checklists to determine any required maintenance or repair needs, completing any items and/or alerting the Real Estate Manager of other items that require follow up. Maintain required maintenance logs, round sheets and assigned work orders.

  • Conduct property inspections and input to facility database. Respond to problems and concerns from tenants, visitors, and owners and respond to each in a prompt and professional manner according to Service Promise standards and company policy. Monitoring work order processing and follow up.

  • Assist in monitoring and coordinating capital improvement, tenant build out and property renovation projects as required.

  • Conduct and/or assist in the supervision of all preventative maintenance and scheduled inspections for environmental equipment, vertical transportation equipment, all life safety systems, and associated equipment.

  • Assist in responding to after-hours calls and emergency situations and performing tasks necessary for the well-being and protection of the property and occupants.


A Lead Maintenance Engineer is an individual contributor reporting to a Real Estate Manager or Regional Engineer, or Chief Maintenance Engineer. This position will serve and support the Real Estate Managers at assigned properties. Position will interact on an ongoing basis with Real Estate Manager(s), Property Administrator(s), and the Regional Engineer.



High school diploma preferred.


A minimum of five (5) years of experience in maintenance of commercial buildings is required. HVAC certification may be required depending on assigned properties.
