Job purpose:

The Lead Floor Technician is responsible for performing special project work that includes floor care as well as other detailed cleaning jobs and environmental clean up to the specifications within service contract.

Duties and Responsibilities:

  • Cleans building floors by sweeping, mopping, scrubbing, or vacuuming them.

  • Follows procedures for the use of chemical cleaners and power equipment in order to prevent damage to floors and fixtures.

  • Dusts and washes furniture, walls, machines, and equipment; cleans ceilings and high dusts and polishes light fixtures.

  • Moves cabinets, boxes, furniture, crates and equipment to clean areas, either manually or by using hand trucks

  • May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions

  • Mixes water and detergents or acids in containers to prepare cleaning solutions according to specifications

  • Strips, seals, finishes, and polishes floors

  • Cleans and vacuums carpeted areas, including application of spot cleaning treatment

  • Performs various custodial functions to include: gathers and empties trash, wipes and cleans tabletops, chairs, and equipment, cleans and polishes furniture and fixtures, services, deep cleans, and supplies restrooms

  • Periodically cleans overhead vents, dusts blinds, and polishes wood furniture

  • Cleans interior partition glass, windows, glass partitions, and mirrors using soapy water or other cleaners, sponges, and squeegees

  • Requisitions supplies and equipment needed for cleaning and maintenance duties

  • Monitors building security and safety by performing such tasks as locking doors after operating hours and possibly checking electrical appliance use to ensure that hazards are not created

  • Drives vehicles (if required) to perform assigned scheduled work

  • Provide supervision, guidance and training to a small crew as assigned

  • May be expected to make basic repairs

  • Miscellaneous duties as assigned

  • Travel on the road to various assigned locations/ transportation and lodging provided

Qualifications:

  • High School Diploma.

  • One year of demonstrated floor care experience, two years preferred.

  • Valid Driver's License.

  • Must maintain a satisfactory driving record.

  • You are required to be in possession of a car on site during your entire shift to transport yourself to various work locations.

  • Depending upon assignment, must be able to work in a variety of settings, weather conditions and locations.

  • Knowledge and skills in Microsoft Office, the internet, or smart device apps.

  • Work a flexible schedule based on project assignment that may include early mornings, evenings, weekends and/or holidays.

Physical Requirements:

  • Utilize equipment and work materials, which frequently include lifting, carrying, pushing, stooping, kneeling, crouching, reaching and climbing.

  • Move and lift weights up to 100 lbs. on an occasional basis.

  • Work independently, utilize good judgment, and possess a strong sense of initiative.

  • Communicate clearly in oral and written form on a constant basis.

  • Operate various janitorial equipment including carpet shampooer, burnisher, extractor, buffing machine, etc.
