Leads day-to-day level one custodial operations. Identifies and reports maintenance and grounds issues within assigned areas.

  • Leads and trains custodians within assigned areas.

  • Inspects custodial work in assigned areas and reports grounds and maintenance issues to Area Supervisor.

  • Assists in the coordination of custodial daily work assignments and tracking of reported maintenance and grounds items through completion.

  • May act on behalf of Supervisor within the assigned area.

  • Records daily time sheets for assigned custodial work crew.

  • Maintains custodial supplies in janitorial closets.

  • Performs other job-related duties as assigned.

EEO/AAEight years of school and 1 year experience.

Requires the ability to read, write and follow simple oral instructions as might normally be acquired through up to 8 years of formal schooling.

Requires a minimum of one (1) year of directly job-related experience.

Preferred Qualifications:

High School Diploma or higher a plus.

Pervious commercial custodial work experience, i.e. hospital, school, hotel etc.

Able to work nights and weekends when needed.

VIEW JOBS 1/13/2019 12:00:00 AM 2019-04-13T00:00 As a member of the Real Estate and Facility team that oversees the global real estate portfolio, this leadership role is responsible for the day-to-day tactical and operational management of the LyondellBasell North American Corporate HQ office, including maintenance and construction activities, and supporting the long-term strategic direction for the facilities management workstream. The successful candidate must operate as a true partner to local business leaders, Finance, HR, IT, and other functional areas and establish highly integrated relationships with vendor partners. A proven track-record, expertise, and passion for facilities management with strong financial acumen is critical. The principal objective is to ensure service delivery to a high-quality standard, delivered in a consistent manner and appropriate to business needs. This position reports to the Director, Real Estate and Facilities and is based at our North American Headquarters in Downtown Houston. Responsibilities: * Drive strategy and direction for site operations and develop program guidelines and vision that can be expanded globally as it relates to operational objectives, facilities services, programs and contracts in the portfolio; think globally, execute locally. * Manage day-to-day operations of Facilities Management (FM) team in Houston and contracted FM services to ensure that they are delivered with a high level of service, in compliance with regulatory requirements, Health, Safety, and Environment standards and contractual terms and conditions, scope, schedule, budget, service levels, key performance indicators and quality metrics. * Manage the end-to-end process for all moves, adds and changes (MAC) and the employee on-boarding processes in conjunction with HR, IT and other process partners, and in accordance with corporate policies and procedures. * Accountable for annual budget development, financial variance reports and operations analysis as well as assuring capital projects, operations projects, and reconfiguration are managed successfully by facilities team with outstanding customer service. * Lead and manage our mail center, reception services and other mission critical operational activities. * Directly manage, mentor, develop, and coaches the FM team to deliver results, strengthen their leadership, and foster career growth. * Lead the assessment, development and implementation of facility management technology, standards, procedures and policies as well as implementation of automated systems solutions in the areas of: * Integrated Facilities Management (IFM) * Maintenance register for all maintenance requirements relating to site critical assets * Intake, logging and processing system for facilities service requests * Implement IFM Best Practices and set the strategic direction for implementation of continuous improvement plans at the local level that drives continuous improvement, innovation and ensures consistent delivery. * Collaborate with cross-functional partners such as HR, IT, Corporate Security, Legal, Safety/Emergency Preparedness, Business Assurance and Business Continuity. * Ability to make effective and persuasive presentations on complex topics to employees and top management as well as motivate and negotiate effectively with key employees, top management, and teams to take desired action. * Support, implement and maintain health and safety procedures and security standards to ensure protection of FM personnel, employees, facilities and equipment. * Successfully manage all facility requests and interactions with our landlords for building services to ensure all legal and lease obligations are met. Minimum Qualifications: * Bachelor's degree required; Degree in Construction Management, Real Estate, Engineering or Facility Management preferred. Master's degree a plus. * A minimum of 10 years professional experience required in a multi-site or corporate HQ environment. * Proven business and financial acumen with experience in financial planning and management, budgeting, expense outlook and variance explanation. Prior responsibility for budget of $10MM+ required. Preferred Qualifications: * Strong working knowledge of architecture design development, building structural, mechanical, electrical and plumbing systems, as well as maintaining regulatory compliance. * Excellent written and verbal communications skills; ability to convey messages clearly and concisely, influence, manage conflicts, solve complex problems and lead people and activities. * Proven experience in development of processes and procedures, management of service providers, and Integrated Facilities Management concepts. * Demonstrated ability in managing tactical execution while maintaining a strategic focus. * Comfortable working individually and in teams, and at all levels of the organization (internally and externally) with levels of ambiguity and managing multiple priorities simultaneously. * Ability to identify problems and resolve issues in a quick and timely manner.
