Elected Office / Department: FACILITIES

Assists Facilities Supervisor/Assistant Supervisor in planning, organizing, participating, and reviewing the work of an assigned team personnel. Engages in any combination of, but not limited to, daily performance or direction to staff to perform semi-skilled and skilled work involving painting, plumbing, carpentry, mechanical, and electrical maintenance in the alteration, repair, and maintenance of County equipment, buildings, and grounds. Serves in a lead capacity over assigned staff in the building maintenance division including assigned tasks and training personnel. Coordinates the activities of major maintenance/construction.

Generally, the hiring range is $49,243-$61,553 annually. Qualifications, education and experience as it relates to the position will be taken into consideration when determining hiring salary.

Typical work schedule: Monday

  • Friday, 7am

  • 3:30 pm, additional day, evening, weekend and/or holiday hours may be required.

This position includes an annual clothing allowance of $400.

ESSENTIAL DUTIES AND RESPONSIBILITIES: (The following examples are illustrative only and are not intended to be all-inclusive.)

  • May exercise direct or indirect supervision of employees, operations, and activities; may include coordinating staff training, assigning and reviewing work, participating in the interview and selection process, making recommends impacting pay, status, and disciplinary action, evaluating performance independently or in conjunction with a higher-level supervisor/manager, and approving time off.

  • Conducts and/or coordinates orientation, training, and ongoing education programs for staff.

  • Provides instructions and guidance, coordinates work schedules, and may approve timesheets.

  • Assists with establishing and updating Facilities Safety and Security plans and Emergency Response Procedures.

  • Assumes the duties of the Facilities Supervisor/Assistant Supervisor in his or her absence, to include preparing required reports.

  • Under the direction of the Facilities Supervisor/Assistant Supervisor, this person will help to document and inventory maintenance requirements for all operating systems at all County Facilities.

  • Assist in maintaining database work orders and record of the maintenance history of all facility operating systems and equipment and conduct equipment inspections regularly.

  • Maintains accurate and timely facility maintenance expenses and maintenance of management records and files.

  • Assists in the administration of miscellaneous contract programs.

  • Oversees inventory control programs and systems to ensure accuracy. Purchases parts and supplies required within the area of responsibility and approved budget guidelines.

  • Maintains a safe work environment by following codes, standards and legal regulations.

  • Participates in major maintenance/construction activities.

  • Inspects and performs complex maintenance tasks throughout the County involving mechanical, electrical, carpentry, and plumbing tasks.

  • Makes repairs of doors, windows, floors, lockers, gates, roofs, and ceilings.

  • Applies paint to building interiors, fixtures, equipment, or exteriors; strips and paints or stains cabinets, doors, and woodwork.

  • Installs, maintains, and repairs plumbing systems and a variety of plumbing fixtures such as faucets, sinks, toilets, and water heaters.

  • Operates, maintains, adjusts, and repairs a wide variety of equipment.

  • Performs other duties as assigned.

SUPERVISION RECEIVED: Periodic supervision. Work is performed independently with assigned goals, timelines, and expected results.

SUPERVISORY RESPONSIBILITIES: This position does not directly supervise other staff, but does provide direction, training and guidance to staff. Assist the management team regarding hiring, time sheets, schedules, performance evaluations, etc.

INDEPENDENT JUDGMENT: Acts independently in most cases. Independent judgment is based on prior knowledge and experience to reach decisions within given guidelines.

MINIMUM QUALIFICATIONS:

EDUCATION and/or EXPERIENCE:

  • A high school diploma or GED equivalent is required.

  • A minimum of five years of commercial building maintenance, repair experience, or related experience is required.

  • One year of supervisory or lead experience preferred

  • A combination of education and experience may be considered.

KNOWLEDGE, SKILLS, AND ABILITIES:

Knowledge:

  • Knowledge of materials available and used for facility and grounds maintenance.

  • Working knowledge of state and local ordinances and codes and construction practices to maintain safe County facilities operating systems.

  • Provide training, both hands-on and theoretical.

Skills:

  • Read and understand a variety of correspondences, such as forms, reports, schematics, and blueprints.

  • Effectively communicate.

  • Establish and maintain effective working relationships.

  • Routine software and business application including, but not limited to, word processing, spreadsheets, presentation software, and databases. Knowledge of Microsoft Office Suite products is highly desired.

  • Safe work practices.

  • Safe operation of a variety of hand and power tools.

  • Perform skilled journey level maintenance and repair work in the plumbing, mechanical, electrical, painting, and carpentry trade areas.

  • Use and care for tools, supplies, and materials required in the work.

  • Safe handling of caustic, flammable, or other hazardous materials.

Abilities:

  • Excellent critical thinking and problem-solving skills.

  • Ability to apply principles of logical or scientific thinking to carry out instructions.

  • Ability to generalize, make judgments or decisions based on measurable or verifiable criteria.

CERTIFICATIONS, LICENSES, & REGISTRATIONS:

  • This position requires successful completion of a criminal background check including fingerprinting through a national database.

  • Must possess a valid Colorado Driver's License upon hire, with complying insurance. Review of motor vehicle record is required at time of hire and periodically throughout employment.

WORK ENVIRONMENT:

Physical Work Environment: Work is performed both inside a facility and outdoors in all weather conditions. Some hazardous situations may exist based on work to be performed. Daily and close contact with staff, contractors, service providers, and general public. Travel to various department locations to perform duties.

Physical Demands: Work requires the ability to lift and carry 50lbs frequently. Work requires the ability to push and pull 100lbs. frequently. It also requires frequent bending, squatting, standing, climbing, kneeling, and walking. May be required to work in small, hard to reach spaces occasionally.

Material and Equipment Directly Used: Computer, cell phone, office equipment, motor vehicle, ladder, scissor lift, power tools, diagnostic meters, hand tools, and numerous specialty tools and equipment.

This may mean being available to perform additional duties and hours beyond what is normally required. In the event that an exempt employee does work more than 40 hours a week in support of County operations during an emergency, such employee may receive overtime or other appropriate wage compensation in accordance with existing County policies or at the discretion of the County.
