Overview

Assists Land Development Manager in managing all activities pertaining to actual land development. Prepares necessary documentation and spreadsheets to allow purchase and start-up of new projects and tracking of on-going projects.

Primary Duties & Responsibilities

  • Assists Land Development department with the creation, maintenance and oversight of Land Development budgets and expenditures.

  • Prepares analysis of all work activities and material quantities to allow cost estimate to be prepared for prospective projects.

  • Prepares bid specs for each request for proposal on new projects.

  • Solicits bids and prepares bid analyses upon receipt.

  • Assists in the preparation of contract documents for each subcontractor.

  • Reviews subcontractors' invoices to ensure contract compliance and proper coding for payment.

  • Sets up new projects in database(s) and produces purchase orders and/or commitments for Land Development projects.

  • Inspects unimproved land and work in progress in all conditions.

  • Senior position generally has more experience and has greater responsibilities.

  • Performs other duties as assigned by supervisor.

  • Prepares analysis and recommendations for corrective action for budget overages.

  • Maintains detailed documentation of actual costs and estimated costs to complete for all Land Development projects.

  • Responsible for all applicable Sarbanes-Oxley compliance issues as they pertain to Land Development.

  • Assists in preparation and maintenance of Land Acquisition Requests, Land Acquisition Requests tracking, pipelines and supplemental documentation.

Education & Experience

  • College graduate, with degree in engineering, architecture, and construction or planning preferred.

  • At least 2 years of experience in construction and/or development with knowledge of engineering drawings and setting schedules for development.

  • Proficient in computer.

  • Must be able to work with minimal supervision. Position may require flexible work hours and some travel.

Physical Requirements

  • Typical office environment.

  • Construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions; may walk properties including climbing into manholes.

Complete Maintenance Request Forms as needed to ensure maintenance is reported and completed in a timely fashion.
