D.R. Horton, Inc. is currently looking for an Land Development Project Manager. The right candidate will be responsible for managing vendors and contractors to develop raw land for home and amenities construction in new communities.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Review and understand all civil improvement plans, geotechnical evaluations, landscape plans and project specifications necessary to deliver finished lots to enable construction of a home
Manage all aspects of the land development and scheduling process for infrastructure installation, including the preparation of home construction lots, project landscaping, parks, and amenities construction.
Interact with jurisdictional officials, civil inspection firms, site inspection personnel, engineering firms, during the installation and inspection of civil construction, infrastructure, hiking/bike trails, amenity center construction, and parking/space improvements.
Ensure project schedule is maintained, and critical path sequence is completed, and delivery of lots are not delayed.
Interact with civil engineers of record to ensure final plans are verified, revised and complete.
Assist with reviewing bids and the award process
Review appropriate documents and plans for bid packages
Calculate quantities from construction plans for budgeting and bidding
Represent Land Development management in on-going job site issues requiring interface with regulatory and interoffice personnel, homebuilding superintendents as applies to infrastructure installation, maintaining "As-Built" plans, utilities, pavements, earthwork, home building lot issues, landscaping and hardscaping improvements.
Oversee, review and approve field purchase orders and change orders
Oversee all best management practices (BMP's), and TCEQ requirements related to SWPPP.
Ensure compliance with all local, state, and national codes, ordinances, and regulations as well as company policy
Interface with other departments to ensure constant communication regarding project delivery timing, design elements, development status, access pertaining to project land development status,
Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Ability to travel overnight
Supervisory Responsibilities
Education and/or Experience
Minimum of 3 to 5 of residential land development experience
Associate degree or equivalent from a two-year college or technical school
Three years of related experience with civil construction, franchise provider
installation, interactions with regulatory authorities, landscaping, irrigation systems, and/or training hardscape installation and maintenance
Knowledge of different states of residential land development, job site safety (OSHA), and experience with SWPPP/erosion matters.
Must have a vehicle and valid driver's license
Proficient in scheduling software
Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications
Proficiency with MS Office and email
Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and peripheral vision
Regular exposure to outside weather conditions, moving mechanical parts, high precarious places and risk of electrical shock
The noise level is generally loud
Preferred Qualifications
Five years of residential land development experience
Bachelor's degree from four-year college or university preferred
Strong communication skills
Ability to multi-task and attention to detail
Bilingual a plus
